We are seeking a talented Senior Surveyor with expertise in valuing specialist asset classes to join our Commercial Valuation team in Dubai. This is an excellent opportunity to work within a dedicated sub-division focused on the valuation of complex and high-value assets, including hotels, schools, hospitals, shopping malls, district cooling plants, data centres, theme parks, and expo centres.


You will be part of a high-performing, technically focused team delivering valuation and development advisory services to leading developers, investors, financial institutions, and government entities. With a commitment to accuracy, insight, and exceptional client service, you will contribute to the delivery of market-leading advice across a diverse portfolio of operationally complex properties.

Key responsibilities:

Provide market-led valuation advice on specialist property types, including hotels, schools, hospitals, shopping malls, district cooling plants, data centres, theme parks, and expo centres. Engage with market participants (owners, operators, brokers, lenders) to gather up-to-date intelligence on transactions, leases, operational metrics, and market trends. Assess operational performance metrics (e.g., occupancy, ADR, RevPAR for hotels; student enrolment for schools; patient throughput for hospitals) to inform valuation assumptions. Prepare clear, well-reasoned valuation reports in line with RICS standards and industry best practice. Analyse market data and property-specific trends to support valuation conclusions and strategic client advice. Develop detailed discounted cash flow (DCF) models for investment, operational, and development scenarios. Manage valuation instructions from inception to delivery, ensuring timelines, scope, and quality standards are met. Contribute to client relationship management, presentations, and business development initiatives. Maintain accurate, up-to-date market and property data records within internal systems. Collaborate with colleagues across departments to share insights, enhance outputs, and identify cross-functional opportunities.

Requirements:

Qualifications and Experience:

Degree in Real Estate, Hospitality, Economics, or a related field. Chartered Surveyor (MRICS) or equivalent preferred. 2-3 years' post-qualification experience with a proven track record in valuing specialist property types. RICS Registered Valuer certification (or equivalent). Comprehensive understanding of valuation regulations, professional standards, and relevant legislation. In-depth knowledge of the UAE real estate market is desirable, along with familiarity with wider GCC markets. Proficient in Microsoft Office (Word, Excel, PowerPoint, Outlook). Proficiency in Argus Enterprise and Argus Developer is preferred. Valid driving licence and access to a vehicle.

Excellent analytical and financial modelling skills, with the ability to interpret complex operational and market data. Strong written and verbal communication skills, with a professional, client-focused approach. High attention to detail and a methodical, structured work style. Ability to manage multiple assignments and deliver under pressure in a fast-paced environment Adaptable, proactive and collaborative, with the ability to work both independently and as part of a team Commercially astute, with the ability to build and maintain strong client relationships Arabic language skills would be an advantage but are not essential
