The Senior Residence Engineer is responsible for overseeing the day-to-day engineering, maintenance, and technical operations of residential properties. This role ensures the safety, functionality, and optimal performance of all building systems while leading a team of technicians and coordinating with management, vendors, and residents. The position requires strong technical expertise, leadership skills, and a proactive approach to preventive maintenance and problem-solving.
Key ResponsibilitiesEngineering & Maintenance
Oversee operation, maintenance, and repair of residential building systems, including HVAC, electrical, plumbing, fire-fighting, fire alarm, STP/WTP, lifts, DG sets, and BMS.
Develop and implement preventive and predictive maintenance schedules.
Troubleshoot and resolve complex technical issues efficiently to minimize downtime and resident inconvenience.
Ensure all equipment and systems operate within safety and regulatory standards.
Team Leadership
Supervise, train, and mentor junior engineers, technicians, and maintenance staff.
Assign duties, monitor performance, and ensure adherence to standard operating procedures (SOPs).
Maintain proper shift schedules and emergency response coverage.
Compliance & Safety
Ensure compliance with statutory requirements, local regulations, and safety norms.
Conduct regular safety audits, inspections, and risk assessments.
Maintain records for AMC, licenses, permits, and statutory inspections.
Vendor & Contract Management
Coordinate with external vendors, contractors, and service providers.
Monitor AMC performance, service quality, and contract compliance.
Verify work completion, certifications, and invoices.
Resident & Management Coordination
Address and resolve engineering-related resident complaints professionally and promptly.
Coordinate with property management for upgrades, refurbishments, and improvement projects.
Provide technical input for budgeting, cost control, and capital expenditure planning.
Documentation & Reporting
Maintain logs, reports, maintenance records, and incident documentation.
Prepare monthly performance reports and present technical updates to management.
Qualifications & Experience
Diploma or Bachelor's degree in Mechanical, Electrical, or Civil Engineering (or equivalent).
15-20 years of experience in residential, high-rise, or mixed-use property engineering.
Strong knowledge of residential MEP systems and building services.
Hands-on experience with preventive maintenance planning and execution.
