Prepare detailed cost estimates, budgets, and feasibility studies for commercial, residential, industrial, and mixed-use projects.
Conduct cost analysis and value engineering to ensure design decisions align with client budgets.
Monitor project cash flow and provide accurate financial reporting throughout the project lifecycle.
Work closely with design teams to assess cost implications of architectural and engineering decisions.
Tendering & Procurement
Prepare comprehensive tender documents, Bills of Quantities (BOQ), and procurement reports.
Coordinate with design and authority teams to ensure complete and compliant tender packages (drawings, BOQ, specifications, contract conditions, etc.).
Ensure accuracy, consistency, and alignment with project scope, client requirements, and authority guidelines.
Issue Expression of Interest (EOI) invitations and evaluate contractor capabilities prior to tender release.
Float tender packages to shortlisted contractors and manage all tender-period correspondence and clarifications.
Conduct pre-tender meetings and respond to contractor queries (RFIs/PTCs).
Coordinate issuance of tender addenda, ensuring timely communication and proper documentation.
Evaluate tenders and negotiate with contractors, subcontractors, and suppliers to ensure competitive and high-quality outcomes.
Prepare comparative analyses (technical & commercial), highlighting deviations, exclusions, and qualifications.
Prepare and submit formal tender evaluation reports with contractor recommendations based on pricing, compliance, and capability.
Contract Management & Administration
Administer contracts (with specific expertise in FIDIC conditions) and manage variations, change orders, and claims.
Ensure compliance with contract conditions, project requirements, and relevant local regulations.
Prepare interim and final valuations and lead the settlement of final accounts.
Assist with contract signing logistics and proper documentation handover.
Site Supervision & Commercial Oversight
Conduct site visits to verify contractor progress, particularly in relation to claims and payment applications.
Liaise with site supervision and project management teams to support commercial decision-making on the ground.
Act as the commercial lead in meetings with clients, consultants, and contractors.
Leadership & Mentorship
Maintain rigorous commercial records and project documentation for audit and reporting purposes.
Support and mentor junior quantity surveyors, contributing to the team's development and knowledge-sharing culture.
Qualifications & Experience
Education: Bachelor's degree in Quantity Surveying or Construction Management.
Experience: 8-12 years of experience, specifically within a consulting environment.
Track Record: Proven experience handling diverse projects (High-rise, Mixed use, Schools, Private Villas or Communities).
Professional Membership: RICS, CIOB, AIQS, or equivalent is preferred.
Contract Knowledge: Expert understanding of FIDIC and other standard forms of contract.
