Purpose A Sr. QS / Commercial Engineer in Fit Out is responsible for managing the financial and commercial aspects of a project, specifically in the area of fit-out. This role involves developing and implementing commercial strategies to ensure the project meets its financial targets, while maintaining high standards of quality and safety. Areas of responsibility \xe2\x96\xaa Preparing and managing project budgets, including tracking costs and reporting on financial performance. \xe2\x96\xaa Negotiating contracts with suppliers, subcontractors, and clients, ensuring that all terms and conditions are in line with company policies and procedures. \xe2\x96\xaa Developing and maintaining strong relationships with key stakeholders, including clients, suppliers, and subcontractors. \xe2\x96\xaa Providing guidance to project teams on commercial matters, including risk management and cost control. \xe2\x96\xaa Reviewing and analyzing project financial data to identify areas for improvement and implementing appropriate corrective actions. \xe2\x96\xaa Providing leadership and direction to the commercial team. \xe2\x96\xaa Review tender and contract documents and raise RFI\xe2\x80\x99s as required. \xe2\x96\xaa Liaise with suppliers and subcontractors for price and work enquiry. \xe2\x96\xaa Prepare Commercial and Technical Response Schedule required for the tender submission. \xe2\x96\xaa Managing the fit-out phase of the project within the schedule and budget while meeting or exceeding quality standards. \xe2\x96\xaa Coordinating and liaising closely between client, subcontractors, and suppliers. \xe2\x96\xaa Supporting the project teams in all aspects of fit-out and finishes, including design development, procurement, and construction. \xe2\x96\xaa Advising project manager and relevant staff (QS) of any cost/program implications. \xe2\x96\xaa Reading and understanding all relevant drawings relating to their area of works and assess/advise on build-ability and product selection. \xe2\x96\xaa Recording and updating detailed progress reports, changes, and issues for areas of responsibility. \xe2\x96\xaa Review of bids with Estimation to prepare a fully compliant bid, ensure a Review of tender documents- contract terms and conditions. \xe2\x96\xaa Develop and maintain standard templates capturing all input aspects and necessary reviews of tenders \xe2\x96\xaa Review requests for quotations to the suppliers / vendors / sub-contractors to obtain market quotations and ensure all items are covered. \xe2\x96\xaa Set-up and maintain up to date benchmarking database to support tendering activities. \xe2\x96\xaa Identify any labour, material, and time requirements by studying proposals, drawings, specifications, and related EPC documents/Deliverables. \xe2\x96\xaa Review of contracts, scope of work, plan certification, ensuring the actual is per plan \xe2\x96\xaa Highlighting financial risks including project delays \xe2\x96\xaa Analyzing completed work and ensuring receipts and arranging payment to contractors \xe2\x96\xaa Compiling commercial reports to submit to Senior Management \xe2\x96\xaa Responsible for identification, documentation, assessment and management of risks associated to project execution, including continuous monitoring and reporting in organized manner to senior management. \xe2\x96\xaa Ensure that change / variation orders for the project are identified, documented, submitted and tracked in organized manner and agreed with the Client. \xe2\x96\xaa Contributes client satisfaction by attending requests and enquiries courteously and efficiently. \xe2\x96\xaa Responsible for the development and consolidation of estimates for assigned prospects/bids under the direction of Commercial Manager; \xe2\x96\xaa Able to capture the key commercial aspects from a Client\xe2\x80\x99s Request for Proposal for incorporation into the estimate; \xe2\x96\xaa Able to understand, question, and incorporate Level of Effort from the technical teams into the project estimate; \xe2\x96\xaa Establish and analyse estimates (i.e. unit rates, etc,) which are well understood, clearly built-up and defendable; \xe2\x96\xaa Able to perform benchmarking (top/down estimates and comparison with past bids) in order to validate estimates. \xe2\x96\xaa Clearly identifies and records assumptions included in the estimate; \xe2\x96\xaa Analyse commercial impacts and performs sensitivity analysis on estimates. Recommends solutions; \xe2\x96\xaa Advise management of risks that may affect project profit and costs, able to provide contingency cost for various risks and develop a risk register; \xe2\x96\xaa Ability to present estimate outputs clearly to management. \xe2\x96\xaa Provides defendable thorough estimates and openly accepts feedback. \xe2\x96\xaa Delivery of the cost estimates meeting the deadlines but maintaining quality work.
