Senior Manager - Asset Management

We are currently hiring a Senior Manager - Asset Management to join our Client in KSA or work remotely and his/her the primary function is to advise on the AM strategy and set up the management regime and create value by managing all aspects of the administrative, financial, capital and operations of the development.
The SM-AM will act as the principal point of contact for the leadership and direction of a group of on-site sector specialists at the client including Asset Managers, Property Managers, Facility Managers, Tenant Attraction, and Strategic Events in overseeing and directing the asset management services to the development.
Reason for role
In line with the wider group strategy, the contract will be the key catalyst in growing Serco's reputation and involvement in Giga-City Projects. The consultancy team's role is to support the Programme Director in the lead and delivery of Serco's contractual obligations by ensuring the successful implementation of deliverables set forth.
Structure and reporting relationship
The Senior Manager - Asset Management will be reporting directly to the Programme Director and will be brought on to advise and provide input from Pre-concept stage to delivery dependent on the adaptability to complex matrix project based work, where functional and operational management may be fluid, is required and expected for the role to support the wider consultancy team.
Technical and Professional Skills 10 years minimum experience in related field on national / international major initiatives and developments. Demonstrable subject matter expertise (and where appropriate accreditation) across the following elements of O&M: Asset Management Standards and Best Practises Maintenance Planning/ Work Control Sustainability Post Maintenance Testing Systems Engineering Programming Configuration Management Fleet Management Procedure Definition Asset Registration/ Information Management processes and systems CAFM/CMMS criteria, strategy and integration Cost Indices Life Cycle Planning Condition Assessments
Knowledge Recognized expertise in Asset Management Record of engagement with a wide range of stakeholders and wider commercial and public sector stakeholders. Expert in development and implementation of best practice standards and processes. A proven track record of instituting continuous improvement and of change management. Knowledge of international asset management best practice, preferably in multiple sectors.
Qualifications
Bachelor of Science / Engineering in engineering discipline from an accredited university preferred however alternative educational background may be supplemented through experience
Key Accountabilities Providing operational excellence within the Asset Management field in the development of a site wide Asset Management Strategy. Providing pro-active support as part of the team responsible for developing, global best practice benchmarking and production of core Asset Management procedures and standards as a major component of the O&M Manuals Support the clients Asset Management Specialists either according to the strategic plan influencing the Estates Management Strategy Support the client in the effective delivery of complex contract deliverables across Asset Management practices Produce evidence-based research into Asset Management processes and systems Engage and maintain close working relationships within the client and its partners to optimize O&M best practices Ensure the enablement of asset management by assisting the client with their implementation as an SME on: Developing an Asset Management Strategy Develop a criteria/methodology for Computer Aided Facility Management (CAFM) system and/ or a Computerized Maintenance Management System (CMMS) platform Develop integration plans between the Asset Register and Entities' CAFM/CMMS platforms. Developing the processes that focus the organization on consistent budgeting and life cycle planning and sustainment Developing a Condition Assessment Process to perform periodic assessments/surveys on the asset condition. Developing Asset Classifications, Asset Hierarchies, Criticality ratings and Naming Conventions for asset data. Assisting the Client's Infrastructure Planning Department with 5-year portfolio planning.
This position may be required to carry out other tasks from time to time as directed by the Serco Middle East Leadership team.
