Job Summary:

We are seeking a results-driven and experienced Senior Manager to lead operations and business strategy for our hospitality or holiday homes division in Dubai. The ideal candidate will have a proven background in managing luxury properties or vacation rentals, driving revenue growth, ensuring service excellence, and leading cross-functional teams. This is a key leadership role responsible for overseeing daily operations, driving guest satisfaction, managing owner relations, and ensuring profitability.

Key Responsibilities:

Operational Management:

Oversee day-to-day operations of multiple holiday homes or hospitality units, ensuring high standards of service, cleanliness, maintenance, and guest experience.

Ensure properties comply with Dubai's Department of Tourism and Commerce Marketing (DTCM) regulations and licensing requirements.

Monitor property performance metrics including occupancy rates, ADR, RevPAR, guest feedback, and maintenance efficiency.

Team Leadership:

Lead, manage, and motivate teams across housekeeping, maintenance, guest relations, and support departments.

Recruit, train, and retain staff, ensuring alignment with company values and hospitality standards.

Conduct regular performance reviews, team training, and operational audits.

Business Strategy & Growth:

Drive business development, including onboarding new properties, managing property owner relationships, and expanding the holiday home portfolio.

Develop and execute strategic plans to maximize revenue, minimize costs, and improve operational efficiency.

Identify and implement technology or automation tools to streamline bookings, guest management, and operations.

Guest Experience & Relations:

Ensure exceptional guest experiences from booking to check-out.

Handle VIP guests, complaints, and escalations professionally and promptly.

Continuously review and improve the guest journey and service offerings.

Owner Relations & Asset Management:

Act as the primary point of contact for property owners.

Provide regular reporting on property performance, maintenance, and revenue.

Maintain long-term, trust-based relationships with property investors and landlords.

Sales, Marketing & Distribution:

Collaborate with marketing to enhance the brand's visibility through digital platforms, OTAs (e.g., Airbnb, Booking.com), and social media.

Work closely with sales teams to develop promotional campaigns and yield strategies to optimize occupancy and rates.

Monitor competitor offerings and market trends to maintain a competitive edge.

Financial Oversight:

Develop and manage departmental budgets, ensuring cost controls and financial targets are met.

Prepare business performance reports and forecasts for executive leadership.

Ensure timely collection and disbursement of revenue to property owners.

Qualifications and Requirements:

Education: Bachelor's degree in Hospitality Management, Business Administration, or related field. MBA or advanced hospitality certification is a plus.

Experience: 7-10 years of experience in hospitality or property management, with at least 3 years in a senior or leadership role in the UAE.

Proven experience managing multiple properties (holiday homes or hotels) and leading operational teams.

In-depth knowledge of Dubai's hospitality or short-term rental regulations and market dynamics.

Skills:

Strong leadership and team management skills.

Excellent communication, negotiation, and interpersonal abilities.

Proficient in property management systems (e.g., Guesty, Cloudbeds) and OTA platforms.

Strategic thinker with strong problem-solving capabilities.

Fluency in English is required; Arabic is a plus.

Preferred Attributes:

Prior experience working with DTCM-licensed holiday homes.

Familiarity with luxury or boutique hospitality operations.

Ability to thrive in a dynamic, fast-paced, and culturally diverse environment.
