Job Summary



Mansions Owners Association Management is seeking a capable and disciplined Senior Management Accountant - Budget & Business Analysis to join its Accounting and Finance Department.

The successful candidate will take the lead in service charge budgeting, management accounting, business analysis and coordination with RERA and budget review auditors. This position will serve as a central point of contact between Finance, internal departments and external stakeholders, and will play a key role in ensuring that community budgets are sound, well-documented and properly defended.

Key Responsibilities



Budgeting and Management Accounting



Prepare annual service charge and reserve fund budgets for multiple communities, in accordance with RERA requirements. Coordinate and monitor supplier contract renewals; follow up on contract execution, review terms and conditions, and ensure alignment with approved budgets. Prepare management accounts (profit and loss statements, balance sheets and cash flow analyses) for each community, as required. Conduct regular budget-versus-actual variance analyses; identify principal causes of deviations and propose corrective measures. Assist in the preparation of financial forecasts and reforecasts based on updated operating information and collection trends.

Budget Review and Regulatory Liaison



Serve as the single finance point of contact with RERA on service charge budgets, approvals, inquiries, submissions and clarifications. Coordinate with budget review auditors; prepare and provide required schedules, supporting documentation and written explanations; present and defend budget assumptions in a clear and professional manner. Assist in the preparation and submission of financial information for Mollak and any other regulatory platforms connected to budget approvals.

Business Analysis and Reporting



Develop and maintain advanced Excel-based reports and schedules for senior management (CFO, CEO and Community Management). Analyse trends in service charges, utilities, collections, receivables and operating costs, and provide fact-based recommendations to management. Prepare clear, concise presentations and supporting schedules for management and Owners Committees. Participate in the review and improvement of internal reporting and closing procedures.

Internal Coordination and Information Gathering



Obtain the information required for budgeting, forecasting and analysis from all relevant departments. Review and challenge assumptions submitted by other departments to ensure they are realistic, consistent and aligned with financial objectives. Maintain effective communication and follow-up routines to ensure all deadlines related to budgets, forecasts and financial reports are met.

Records, Controls and Data Integrity



Ensure that all underlying documentation (contracts, quotations, approvals, OC and RERA resolutions and similar records) is properly filed, indexed and readily available for review. Ensure that financial data in the accounting system is accurate, complete and consistent with approved budgets and contractual arrangements. Assist in the development and refinement of cost allocation models across communities, including overhead and shared service allocations. Identify and recommend procedural improvements, automation opportunities and enhancements to the use of Excel and finance tools to increase efficiency and control. Support year-end audit processes by preparing schedules, reconciliations and explanatory notes for external auditors.

Qualifications and Experience



Bachelor's degree in Accounting, Finance or a closely related field. Professional certifications (ACCA, CPA, CMA or equivalent) are an advantage. Minimum of five (5) years' experience in management accounting, FP&A or business analysis, preferably in: Real estate or property management, or Owners association/community management, or Another multi-entity, multi-project environment. Proven experience in budgeting, forecasting, variance analysis and management reporting. Highly developed Excel skills (advanced formulas, pivot tables and data analysis; familiarity with more advanced Excel features is an advantage). Experience with accounting and ERP/financial systems (brand-agnostic). Experience working with auditors and regulatory authorities; prior exposure to RERA and Mollak is highly desirable.

Exceptional written and spoken English and Arabic are a must,

with the ability to prepare and review formal correspondence, reports and explanations in both languages.
