Position Overview
Al-Futtaim Group Real Estate is seeking a Senior Design Manager to oversee design management for multiple large-scale and complex projects. The role requires leading consultants and stakeholders, ensuring technical quality, constructability, compliance with statutory requirements, and alignment with the company's strategic development objectives. The Senior Design Manager will also conduct research, support market analysis, and contribute to the financial and operational success of projects by delivering high-quality design solutions.

Core Duties

• Define and manage design briefs, ensuring alignment with project objectives, budgets, and regulatory requirements
• Coordinate with project management on engineering, infrastructure, and statutory considerations
• Oversee design development from concept to tender documentation, conducting reviews for cost, quality, functionality, and aesthetics
• Prepare detailed design reports and executive presentations with technical commentary and visualizations
• Assess implications of design changes and provide recommendations on time, cost, and quality impacts
• Secure statutory approvals through consultants and coordinate with relevant authorities
• Lead research on smart city technologies, sustainability, and innovative product design concepts
• Support development strategy by advising on project positioning, market analysis, and ROI assessments
• Manage procurement strategies, consultant evaluations, and preparation of RFP documents
• Ensure compliance with company standards, processes, and best practices in all design deliverables

Candidate Requirements

• Master's or Bachelor's degree in Architecture or related field
• Minimum 12 years of experience in design and project management, preferably with leading developers or consultancies
• Proven expertise in residential, commercial, and hospitality projects
• Advanced knowledge of building systems, including structural, MEP, and statutory authority processes
• Strong presentation and graphic design skills using Adobe Suite, CAD, and BIM tools
• Proficiency in Primavera, MS Project, and MS Office
• Fluent in English; Arabic proficiency is an advantage
• Strong leadership, stakeholder management, and problem-solving skills
