We are seeking a highly skilled and detail-oriented
Senior Architect
with strong expertise in
estimation, cost analysis, and BOQ preparation
for commercial interior fit-out projects. The role requires combining architectural design knowledge with cost-control and project estimation skills to ensure project feasibility, profitability, and quality.
Key Responsibilities
Design & Planning
Lead concept development, space planning, and detailed design for commercial interior fit-out projects.
Review and ensure compliance with building codes, mall/authority regulations, and client standards.
Coordinate with clients, consultants, and internal teams to finalize design deliverables.
Estimation & BOQ Preparation
Prepare detailed
Bill of Quantities (BOQ)
based on drawings, specifications, and site conditions.
Conduct
material take-offs
and quantity calculations for civil, joinery, MEP, and finishing works.
Develop accurate
cost estimates, rate analyses, and budgets
for proposals and tenders.
Monitor and update cost databases, supplier rates, and subcontractor quotations.
Project Coordination
Support the sales and estimation team in preparing competitive proposals.
Provide value engineering options to optimize cost without compromising design intent.
Review variations and change orders with updated cost impacts.
Assist procurement with material specifications and quantity verifications.
Quality & Compliance
Ensure all drawings and BOQs are aligned with project specifications and authority requirements.
Perform design audits and cross-check BOQ accuracy before submission.
Ensure designs are practical for execution within project budget and timelines.
Qualifications & Skills
Bachelor's/Master's degree in
Architecture
or related field.
7-12 years
of experience in architecture and estimation within the
interior fit-out / construction industry
(UAE/GCC experience preferred).
Strong knowledge of
BOQ preparation, cost estimation, and quantity surveying techniques
.
Proficiency in
AutoCAD, Revit, MS Excel, and estimation software
.
Familiarity with
authority approval processes
(ADM, ADCD, KEZAD, etc. is a plus).
Excellent communication and presentation skills.
Strong leadership, problem-solving, and analytical abilities.
