Maintain accurate and in-depth knowledge of all aspects of the market and community, particularly areas such as pricing, floor plans, amenities, availability, lease terms, and fees.
Develop, organize, and implement a successful marketing and outreach plan and delegate outreach responsibilities appropriately.
Oversee all Social Media campaigns.
Lead and motivate the leasing team in an effort to meet or exceed leasing and traffic goals as set forth by the management.
Train the leasing team on all aspects of the Leasing Process including, but not limited to sales techniques, overcoming objections, conducting property visits, accurate inquiry entry, professional follow-up, proper feedback entries, etc.
Complete tenant information and confirm compliance with property management software.
Manage the property management software and ensure timely and effective follow-up.
Develop creative marketing techniques and tactics to meet business goals.
Monitor and analyze performance metrics and suggest improvements
Identify and contact potential customers (Property Owners) for new business opportunities.
Negotiate and close agreements with customers
Motivate and guide sales team to achieve revenue targets
Recommend leasing-related specials, advertising, and outreach opportunities appropriate to the market.
Ensure the leasing team follows the professional way of the Leasing Process:
Greet prospective residents, determine needs and preferences, and present the property outlining features and benefits in a professional manner.
Answer and provide customer service to prospective new residents and current residents.
Assist the tenants with their maintenance needs effectively by coordinating with the maintenance team.
Liaise with the accounting department as and when required and submit proper documents in a timely manner.
Liaise with Maintenance Department to address all the maintenance-related issues raised by the tenant and ensure all the properties are maintained as per company standards.
Assisting in the preparation of lease documentation including Letter of Offer, Agreement for Lease, and Lease documents.
Ensure agents are updated on any changes within the portfolio including vacancies, fees, and pricing.
Conduct review and renewal of expiring leases of the existing property where applicable
Maximize rental income and terms from lease negotiations with tenants.
Develop, review and monitor leasing strategies on an ongoing basis.
Assist with application verification and confirm notification of results in a timely manner to clients.
Responsible for developing the annual marketing budget and tracking expenses to ensure that the property spends within the limit of its budget.
Undertake direct lease negotiations with targeted and approved prospects.
Understands and complies with UAE tenancy laws and standards.
Liaise with the Property legal advisor to ensure that all lease documentation complies with prevailing laws and regulations and also update them regarding any violation
Periodic updation of all the properties (both occupied and vacant) and prepare reports. If any violation, take the necessary action by informing the management and legal department.
Report to CEO \xe2\x80\x93On the status of leasing timelines, goals, and tenancy mix progress.
