RESPONSIBILITIES

Supervise the service and repairs of Residence equipment\xe2\x80\x99s including Electrical, Plumbing, Gas, Fire & Life safety, HVAC, Refrigeration, Steam, AV System, Landscaping, Interior, Paint, and Decorating. Respond to inquiries and problems in an efficient, courteous, and professional manner to achieve maximum Homeowner satisfaction while complying with all Four Seasons policies.

TASKS

Allot preventive maintenance schedules to all external technician for all equipment and update appropriate logs.

Supervise and expertise the external contracted technician in handling all repairs of equipment\'s including motors, starters, plumbing fittings, common area equipment\'s, breakers, common area VRV and associated equipment\'s throughout the entire building.

Comply with Four Seasons Category One and Category Two Work Rules and Standards of Conduct as set forth in Employee Handbook.

Work harmoniously and professionally with co-workers and supervisors.

Test, troubleshoot and perform basic repair on all types of equipment.

Co-ordinate with Homeowners and other departments for all the maintenance requests.

Monthly training calendar for engineering to be prepared and conduct classroom / on job training.

Assist Residences Facilities Manager in preparing of HLP report, daily energy monitoring, monthly training report ,common area PPM report.

Monitoring engineering par stock.

Respond to Homeowners calls regarding maintenance of units or common area in a timely manner.

Co-ordinate with other department head and Homeowners before undertaking any PPM activity, ensuring timely completion of PPM as per schedule.

Respond to all emergency conditions such as fires, rescue from elevator, power failures and natural calamities etc.

Ensure all stations in Engineering, grease traps, plumbing blockages and maintain an organized department and Residence.

Maintain all tools, equipment, and working areas in good condition.

Inform Facilities Manager of recurring complaints so that general shift staff can rectify the problems on the permanent basis

Organize the installation or relocation of any additional equipment or existing equipment as and when necessary, after confirmation of HOA, Director of Residences and Residences Facilities Manager.

Able to maintain a daily logbook of work done during the shift.

Assist team with energy conservation and sustainable programs in Residence.

Assist in the installation of electrical and mechanical systems for renovation, outlet additions and associated equipment and electrical set ups for exhibits including maintenance of those set ups.

Perform any other job assigned by the management as and when required.

Maintain all BOH areas, ensures all areas are always hazard free and clean.

Coordinates all requests coming directly from Homeowners, Concierge or Golden and outside vendors.

Keeps track of all activities carried out by outside contractors, vendors.

Is aware of insurance policies within the building.

ADDITIONAL RESPONSIBILITIES

University Degree.

SKILLS AND COMPENTENCIES

Requires a working technical knowledge of general building maintenance.

Working knowledge is generally learned on-the-job or through a series of professional certifications.

Requires knowledge of the ability to operate computer equipment\xe2\x80\x99s.
