We are looking for a proactive and detail-oriented Quantity Surveyor (QS) to manage project costs and ensure financial efficiency across construction activities. The ideal candidate will have hands-on experience with quantity takeoffs, subcontractor payment certifications, site stock monitoring, progress evaluations, variation preparation, and commercial negotiations.
Key Responsibilities
Quantity Takeoff:
Conduct accurate quantity takeoffs from drawings, specifications, and other documents to support project estimation, procurement, and valuation.
Subcontractor Payment Certification:
Prepare and validate interim and final payment certificates for subcontractors in accordance with contract terms and site progress.
Site Stock Analysis:
Monitor and evaluate site stock levels, material usage, and inventory reconciliation to minimize waste and manage material costs effectively.
Site Progress Coordination:
Work closely with site engineers to verify and track work progress, align actuals with project timelines, and support valuation submissions.
Variation Preparation & Negotiation:
Identify, prepare, and submit variations and change orders in collaboration with engineers and clients. Lead or support negotiation of variation claims with clients and subcontractors.
Cost Control and Reporting:
Provide ongoing cost reporting, cash flow forecasts, and financial reviews to ensure the project remains within budget.
Contract Administration:
Assist in preparing contract documentation, reviewing terms, and ensuring compliance with relevant regulations and policies.
Qualifications and Experience:
Bachelor's Degree in Quantity Surveying, Civil Engineering, or related field.
Minimum of 2 years' UAE experience in a Quantity Surveying role within the construction industry.
Proficient in quantity takeoff software (e.g., AutoCAD, Primevera, PlanSwift, or similar).
Strong understanding of construction methods, contracts , and standard practices.
Experience working directly with site teams and subcontractors.
Skills and Competencies:
Excellent analytical and numerical skills.
Strong attention to detail and accuracy in documentation.
Effective communication and negotiation abilities.
Proficiency in Microsoft Excel and cost management tools.
Ability to work independently and collaboratively in a fast-paced environment.
Knowledge of local construction regulations and market pricing.
Working Conditions:
Primarily office-based with regular coordination with site and field staff. May require occasional travel to site locations.
