Job Description

We are seeking a capable and detail-oriented

Quantity Surveyor

to support both

pre-contract and post-contract commercial functions

for high-rise residential and commercial developments.

This is a

client-side role

, ideal for professionals with solid experience working within a

real estate developer or consultancy environment

, providing commercial oversight, cost control, and coordination rather than site-based execution.

The successful candidate will support the developer's commercial function, assisting in cost planning during the pre-contract phase and ensuring effective cost control, variation management, and financial reporting during project delivery.

Key ResponsibilitiesPre-Contract Responsibilities

Assist in preparing and reviewing cost plans, feasibility estimates, BOQs, and tender documentation for high-rise projects. Support tendering activities including tender analysis, commercial evaluations, and comparison reports. Coordinate with design consultants to ensure cost alignment with design development and value engineering initiatives. Assist in budget finalization and cost benchmarking prior to contract award.
Post-Contract Responsibilities

Support post-contract commercial management across assigned projects on behalf of the developer. Review and evaluate contractors' interim payment applications, variations, and final accounts in coordination with consultants. Work closely with the Contract Manager and QS consultants to ensure proper contract administration and cost discipline. Prepare cost-to-complete forecasts, cash flow projections, and periodic commercial reports. Assist in the assessment of EOT, variation, and prolongation claims in line with contractual provisions. Participate in commercial review meetings with consultants and contractors to ensure budget and contract compliance.
Qualifications & Experience

Bachelor's Degree in Quantity Surveying or Civil Engineering.

5-7 years of overall Quantity Surveying experience

, covering both pre-contract and post-contract roles. Experience on

high-rise residential and commercial developments

is required. Prior experience with a

real estate developer or consultancy

is mandatory (client-side exposure preferred). Good understanding of cost planning, tendering, post-contract cost control, and commercial reporting. Minimum

5 years of UAE experience
