Providential Property Management Company is seeking a skilled and client-focused

Property Portfolio Consultant

to oversee and advise on a range of residential and commercial property investments across Abu Dhabi and the broader UAE market. The ideal candidate will be responsible for managing real estate portfolios, enhancing asset performance, and providing strategic guidance to clients to maximize returns while maintaining regulatory compliance.

Key Responsibilities:

Develop and implement investment strategies for client property portfolios in line with market trends and client objectives. Serve as the primary point of contact for clients, ensuring regular updates, reporting, and consultations to maintain trust and satisfaction. Monitor the financial and operational performance of properties, including rental yields, occupancy rates, and maintenance costs. Identify investment opportunities and oversee property acquisitions or sales, including feasibility analysis and transaction support Stay informed on real estate trends in Abu Dhabi and the UAE, including regulatory changes, economic shifts, and competitive benchmarking. Prepare regular portfolio reports, including ROI analysis, cash flow forecasting, and performance benchmarking. Collaborate with leasing and property management teams to optimize rental strategies, reduce vacancies, and ensure tenant satisfaction. Ensure all portfolio activities comply with UAE real estate laws, ADDED, DMT, and other local regulatory bodies, including AML and KYC obligations.

Qualifications & Experience:

Bachelor's degree in Real Estate, Finance, Business Administration, or related field Minimum 1-3 years of experience in property management, portfolio consulting, or real estate advisory, preferably in the UAE Strong understanding of the Abu Dhabi real estate market, including residential, commercial, and mixed-use sectors Experience with UAE property legislation, ownership structures, and freehold/leasehold frameworks Proficiency in MS Office, CRM systems, and property management software Fluency in English; Arabic is a strong advantage Proffered Own Car & Valid Driving License.
