Role Summary
The Property Manager is responsible for the day-to-day oversight of residential (or commercial) property(ies), ensuring financial performance, tenant satisfaction, maintenance of the assets, compliance with laws and owner objectives.
Key Duties & Responsibilities
Collect rent and other property fees from tenants or on behalf of property owners.
Pay property expenses including taxes, insurance premiums, mortgages, maintenance costs.
Report financial status of the property: occupancy levels, leases expiring, property condition.
Meet potential tenants, show properties, assess applications in line with anti-discrimination laws.
Advertise vacant properties and manage leasing efforts (or engage leasing agents) as needed.
Inspect properties regularly, arrange for repairs, replacements, maintenance, and manage service contracts (e.g., landscaping, security) as required.
Serve as primary point of contact for tenants' complaints, resolve disputes or rental violations.
Develop and manage budget, oversee property finances, monitor expenditures, and implement cost controls.
Supervise property staff, contractors or vendors, evaluate performance and coordinate training/development where applicable.
Stay up-to-date with relevant laws, regulations, building codes and ensure property compliance.
Skills & Qualifications
Strong customer service, interpersonal communication and conflict-resolution skills.
Attention to detail, strong organizational and multitasking abilities.
Basic to intermediate knowledge of finance and accounting (budgeting, AP/AR, cost control).
Problem-solving mindset and ability to respond to unexpected issues (e.g., maintenance emergencies).
Familiarity with lease agreements, tenant screening, landlord-tenant law and anti-discrimination regulations.
Proficient with standard office software (word processing, spreadsheets) and property management systems.
