ABOUT THE ROLE The Real Estate Property Manager is responsible for overseeing the daily operations and management of various real estate properties on behalf of their owners. The ideal candidate will have a strong understanding of real estate property manager as well as the ability to work independently and as part of a team. DUTIES & RESPONSIBILITIES
Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
Establish rental rates and calculate overhead costs, taxes, depreciation, and profit.
Advertise vacancies to attract tenants, obtain referrals from current tenants, and explain the advantages of location and services.
Negotiate leases, secure contracts from tenants, and collect security deposits.
Collect rent, prepare an annual budget, schedule expenditures, and correct variances.
Maintain properties by investigating and resolving tenant complaints, enforcing occupancy rules, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping and snow removal services.
Secure the property by contracting with the security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
Enforce occupancy policies and procedures by confronting violators.
Prepare financial reports by collecting, analyzing, and summarizing data and trends.
Reach organization goals by owning new and different requests and exploring opportunities to add value.
REQUIREMENTS
2-3 years of Property Management experience is essential
3-5 years experience in real estate or sales
Valid real estate agent/broker license
Driving License and own car
Fully understanding property management and its financial aspects
In depth knowledge of all rules and regulations surrounding property management
Customer focused
Well organized with excellent time management skills
Excellent communication and teamwork skills
Ability to work independently and under pressure
