Job Title: Project Manager - Luxury Villa (Client Representative)

Job Overview:
We are seeking an experienced Project Manager with expertise in ultra-luxury villa projects, particularly those located in the prestigious neighborhoods of Emirates Hills and Dubai Hills. This role requires a professional with a background in client representation , who can effectively manage high-end villa developments while ensuring that all client needs are met to the highest standards. The ideal candidate will have hands-on experience in luxury real estate, delivering exceptional villas, managing design and construction teams, and ensuring the final product aligns perfectly with client expectations.

Key Responsibilities:

• Client Representation & Stakeholder Management:
• Act as the client's primary point of contact throughout the project, ensuring their needs and expectations are fully understood and met.
• Foster strong relationships with key stakeholders, including high-net-worth clients, contractors, architects, and designers.
• Ensure client goals, preferences, and vision are reflected in every phase of the project, from conceptualization through to completion.
• Provide regular updates, progress reports, and recommendations to clients, addressing concerns and making strategic adjustments as needed.
• Project Planning & Execution:
• Lead and coordinate all phases of the villa project, ensuring it is completed on time, within budget, and to the highest quality standards.
• Oversee the development of detailed project schedules and budgets, ensuring efficient execution of the project plan.
• Ensure that all aspects of design, construction, and finishes meet ultra-luxury standards and the specific preferences of the client.
• Design & Quality Assurance:
• Collaborate with architects and designers to ensure the villa's design reflects the client's desires and fits the premium nature of Emirates Hills and Dubai Hills.
• Monitor quality control and assurance throughout the construction process, ensuring that finishes and materials used meet ultra-luxury expectations.
• Organize site visits and inspections to monitor the project's progress and quality at every stage.
• Budget & Cost Management:
• Oversee and manage the project budget, ensuring all expenditures are aligned with financial expectations and objectives.
• Monitor costs and expenditures, approving payments, and controlling change orders.
• Provide strategic advice on cost-saving initiatives without compromising quality or client satisfaction.
• Contract & Vendor Management:
• Manage the selection, negotiation, and performance of contractors, suppliers, and service providers.
• Ensure that all contracts and agreements are executed in alignment with the client's requirements and legal standards.
• Maintain effective communication with all vendors, ensuring timely delivery and high-quality work.
• Timeline & Risk Management:
• Ensure project milestones are met within the specified timeline, while addressing delays proactively.
• Identify potential risks related to construction, logistics, or client specifications and develop strategies to mitigate them.
• Resolve issues swiftly to keep the project on track, preventing delays and ensuring a smooth delivery process.
• Site Supervision & Construction Oversight:
• Provide on-site supervision to monitor progress, quality, and safety at the construction site.
• Ensure all health, safety, and regulatory compliance measures are adhered to at all times.
• Oversee the management of day-to-day construction activities, ensuring the work is executed according to approved plans and specifications.
• Handover & Client Satisfaction:
• Ensure the project is delivered to the client's complete satisfaction, conducting final inspections, and addressing any outstanding issues.
• Organize a smooth and efficient handover process, ensuring all documentation, warranties, and final touches are delivered to the client.
• Gather feedback from clients and stakeholders to evaluate project success and areas for improvement.

Requirements:

• Experience:
• Minimum 7-10 years of experience in managing ultra-luxury villa projects, particularly in Emirates Hills, Dubai Hills, or similar high-end locations in Dubai.
• Proven experience as a client representative , managing client relationships, overseeing contractor performance, and ensuring the client's vision is realized.
• Strong background in overseeing large-scale residential villa developments with a focus on ultra-luxury finishes, design, and construction standards.
• Education:
• Bachelor's degree in Architecture, Civil Engineering, Project Management, or a related field.
• PMP (Project Management Professional) certification is highly desirable.
• Skills:
• Exceptional communication and interpersonal skills with the ability to manage high-net-worth clients.
• Expertise in high-end luxury villa design, construction, and finishes.
• Strong project management and organizational skills, with proficiency in project management software (e.g., MS Project, Primavera).
• Knowledge of Dubai's construction regulations, building codes, and safety standards.
• Ability to manage complex budgets, negotiate contracts, and deliver projects on time.

Job Type: Full-time

Pay: AED15,000.00 - AED17,000.00 per month
