KAIZEN Asset Management Services is a leading property management firm in Dubai, is seeking an experienced and results-driven Portfolio Manager to join our team. At Kaizen, we are dedicated to providing exceptional property management services and maximizing the value of our clients' portfolios.


As a Portfolio Manager, you will be responsible for managing a diverse portfolio of residential and commercial properties. You will oversee the day-to-day operations of the portfolio, including maintenance, financial performance, and tenant relations. Your strong leadership skills, strategic mindset, and ability to build strong relationships with clients, tenants, and team members will be essential to succeed in this role.

Responsibilities

Ensure financial performance of the property portfolio by monitoring KPIs, setting budgets, and conducting financial analysis. Develop and implement strategies to attract and retain tenants, enhance satisfaction, and maintain positive relationships. Optimize property assets by conducting inspections, evaluating improvement projects, and overseeing lease negotiations. Identify and mitigate risks, ensuring compliance with laws and regulations. Report on portfolio performance to landlords, management, and implement Kaizen Quality Standards. Manage lease administration, rent collection, and tenant communication using platforms like Socienta and Property Finder. Prepare annual budgets, manage expenditures, and ensure timely collection of payments and management fees. Oversee supplier contracts (FM and others), ensuring KPI enforcement and SLA compliance. Manage site conditions, implement preventive maintenance plans, and conduct regular inspections. Ensure compliance with risk, regulatory, and HSE requirements, maintaining accurate records on Socienta. Lead and develop a high-performing team, focusing on hiring, training, coaching, and career development.

Requirements

Bachelor's degree in Business Administration, Real Estate, or a related field. Extensive knowledge of property management principles and local real estate laws. Proven 7-12 years experience in property management, portfolio management, or a similar role. Familiarity with platforms like Dashboard, Socienta, Property Finder, Engagedly, Zenhr, Slack, Donut, and Snag Report. Strong knowledge of property management principles and financial analysis. Excellent communication and interpersonal skills, with the ability to build and maintain client and tenant relationships. Strong leadership abilities with the aptitude to manage a team and drive performance. Detail-oriented with exceptional organizational and multitasking skills. Proficient in using property management software and Microsoft Office Suite. Experience in budgeting and financial analysis for property portfolios. Knowledge of local real estate market conditions and trends. * Valid UAE driver's license and reliable transportation.
