MEP Team Leader / FM Supervisor
Job Title: MEP Team Leader / Facilities Management (FM) Supervisor
Department: Facilities Management / Engineering
Reports To: Facilities Manager / Engineering Manager
Summary:
The MEP Team Leader is a crucial supervisory role responsible for overseeing the day-to-day operations of the Mechanical, Electrical, and Plumbing (MEP) maintenance team. This individual ensures that all building systems are maintained to the highest standards of safety, efficiency, and reliability. They lead by example, providing technical guidance, coordinating workloads, and acting as the primary point of contact for technical issues on their shift or within their assigned zone.
Key Responsibilities:

  • Team Leadership & Supervision: Lead, mentor, and schedule a team of multi-skilled technicians, HVAC technicians, electricians, and plumbers. Conduct regular team meetings and toolbox talks.
  • Work Coordination: Plan, prioritize, and assign preventive maintenance (PM) and reactive maintenance tasks. Ensure work is completed safely, on time, and to the required quality standards.
  • Technical Guidance: Provide expert-level troubleshooting support for complex MEP system faults. Serve as the first point of escalation for technicians.
  • Compliance & Safety: Enforce strict adherence to health, safety, and environmental policies (e.g., Lockout/Tagout, Permit to Work, Risk Assessments). Conduct safety audits and site inspections.
  • Vendor Management: Liaise with and supervise third-party contractors, ensuring their work meets specifications and safety standards.
  • Reporting & Administration: Complete accurate reports on work orders, equipment status, labor hours, and parts usage. Manage inventory of critical spares.
  • Client Liaison: Maintain professional communication with the client or building occupants, providing updates on maintenance activities and resolving concerns.
Qualifications & Experience:
  • Proven experience (5+ years) in an MEP maintenance role within a commercial or industrial setting.
  • At least 2 years in a supervisory or team leader capacity.
  • Strong technical knowledge across multiple MEP disciplines (Electrical, Mechanical, HVAC).
  • Relevant technical certification (e.g., City & Guilds, BTEC, NVQ Level 3 in an engineering discipline).
  • IOSH or NEBOSH certification in Health and Safety is highly desirable.
  • Excellent leadership, communication, and organizational skills.
