Oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems.
Functional Roles and Responsibilities:
Oversees the day-to-day operations of the maintenance department
Evaluates systems or facilities to determine maintenance or repairs that need to be performed
Assesses building systems to plan work assignments and project schedules
Develops maintenance procedures and schedules
Ensures maintenance and repair work is completed correctly and in a timely manner
Assists with departmental budget estimates and costs of specific repair projects
Performs other related duties as assigned
Maintains safe and healthy work environment by following standards and procedures, complying with legal codes and regulations
Provide quality control support in terms of operation process, resolution time, and reduction in the number of business partner complaints
Do daily briefing and debriefing
Train the staff in terms of Health & Safety
Establish the preventive maintenance plan in line with the contractual requirement
Supervise the team for Installation & troubleshooting of HVAC/Electrical/Plumbing systems
Supervise the team for operation & maintenance of District Cooling Systems
Respond to the Emergency call outs at any time
Supervise the day to day facility operations as per the contractual terms with the client which includes both holidays & working days.
Resource allocation / execution of the Preventive / Reactive Maintenance Plans
Allocating the day to day work assignments to the subordinates.
Liasioning with Specialized system maintenance contractors & other sub-contractors
Issuing necessary permits to execute the facility operations
Ensuring the completion of subcontract activities within the scheduled time
Validating, verifying & ensuring the completion of planned maintenance tasks & additional client requirements on time
Coordinating with internal departments for site related material / vendor resources
Coordinating with client representative on day to day facilities management
Orientation & on the job training to the subordinates
Update & maintain client asset register & its maintenance history
Reporting the day to day operation issues to Manager
Generate daily, weekly & monthly reports on facilities operations
Maintaining the facilities execution records
Supervise team members in accordance with company policies and procedures. Schedule and conduct team meetings
Ensure the workgroup under his supervision to follow the company policy & procedures
Requirements/Skills:
Extensive knowledge of building systems such as plumbing, electrical, and HVAC
Excellent analytical and problem-solving skills
Ability to identify issues and determine repairs that are needed
Ability to plan maintenance schedules for building systems
Proficient with Microsoft Office Suite or similar software knowledge
Good analytical skills and attention to detail with ability to read and interpret blueprints, plans, and manuals
Excellent customer service skills with desire to exceed customer expectations
Excellent management and supervisory skills
Eligibility:
Preference will be given for those who can join immediately on visit visa or cancelled visa. Must be locally available.
Experience:
Building Maintenance (MEP): Min. 5 years UAE Experience (Required)
Must have HVAC background and experience
Language:
English (Required)
License/Certification/ Qualification:
BTech or Technical Diploma (Required)
Associate degree in facility management (Preferred)
UAE Driving License (Required)
