Serve as a leasing advisor to clients seeking office or warehouse space, including SMEs, corporates, startups, and logistics companies.
Gather detailed requirements: industry needs, location preferences, licensing (DED, Free Zone), space dimensions, operational hours, loading access, etc.
Educate clients on current leasing trends, compliance requirements, and pricing benchmarks.
B. Sourcing Builder Inventory & Resale Properties
Build a strong inventory of leasable commercial units from third-party developers (e.g., TECOM, Dubai Industrial City, Dubai South, Dubai Investment Park, etc.).
Source and list resale/secondary market commercial properties through landlords, agents, and networks.
Maintain accurate records of available units, specifications, lease terms, and status.
C. Relationship Management with Developers & Landlords
Liaise with property developers to get updated leasing stock, commission structures, and payment plans.
Establish strong relationships with individual landlords and investment owners to list their assets.
Negotiate exclusivity for prime properties to enhance market differentiation.
D. Property Matching & Site Visits
Shortlist relevant units for client requirements using both internal inventory and developer/agent collaboration.
Organize and conduct physical and virtual site visits showcasing property suitability, features, and location advantages.
Provide and attract clients by providing comparative property reports in Dubai market.
E. Negotiation & Transaction Closure
Lead negotiations on rental terms, service charges, grace periods, fit-out timelines, and contract duration.
Coordinate with legal teams to prepare and review leasing agreements, LOIs, and registration documents.
Ensure compliance with RERA and DLD protocols for commercial leasing.
3. Marketing, Analytics & Team Responsibilities
A. Listing & Marketing
Work with marketing team to list builder and resale properties on major portals (Bayut, Property Finder, Dubizzle).
Prepare high-quality brochures, video walkthroughs, and comparison decks for strategic listings.
Promote listings through email campaigns, social media, and broker network meetups.
B. Team Development & Performance
Hire, train, and manage a team of commercial leasing executives and coordinators.
Assign KPIs, monitor lead performance, and implement ongoing training on leasing procedures and sales techniques.
Conduct pipeline reviews, team meetings, and client success planning.
C. CRM Management & Reporting
Ensure full usage of CRM tools to track leads, property matches, site visits, negotiations, and closures.
Prepare monthly performance reports including revenue contribution, property movement, and client satisfaction metrics.
Maintain visibility on deal health and pipeline projections for management review.
