Manager Builder Engagement – Sole Selling

Job Description

1. Developer Sourcing & Relationship Management



Identify and engage with reputed developers across the UAE (Dubai, Abu Dhabi, Sharjah, etc.). Negotiate and secure Sole Selling Rights for projects or fixed unit inventories. Build long-term strong partnerships with potential customers and suppliers.

2. Sole Selling Model Management



Monarch Model: Secure exclusive marketing rights for the full project inventory. Fixed Unit Model: Negotiate purchase or fixed allotment of selected units for resale at a margin. Coordinate documentation, legal MoUs, and brokerage contracts for each model.

3. Inventory Acquisition & Due Diligence



Evaluate project feasibility, pricing, commission slabs, and developer credibility. Conduct due diligence on title documents, RERA approvals, and construction status. Ensure legal and regulatory compliance of properties before acquisition.

4. Pricing & Commercial Structuring



Negotiate commercial terms such as commissions, bulk deals, and payment schedules. Collaborate with the finance and legal teams to finalize deal structures. Ensure exclusivity terms, lock-in periods, and commission slabs are clearly defined.

5. Internal Coordination & Handover



Coordinate with Sales, Marketing, Legal, and CRM teams for project onboarding. Transfer finalized inventory data, pricing, brochures, and key project documentation to the internal team. Conduct training and onboarding sessions for sales agents.

6. Performance Monitoring & Reporting



Track sales velocity, inventory utilization, and commercial reconciliation. Provide timely feedback to developers on buyer preferences, pricing, and sales progress. Maintain builder satisfaction and suggest course corrections as needed.

Desired Profile:



Education:

Graduation in any discipline

Experience:

Minimum

5 years

in in real estate brokerage or property development.

Skills:



Proven success in

securing exclusive sales mandates

or

bulk/wholesale inventory transactions



Experience working with major developers in Dubai, Abu Dhabi, or Sharjah

Strong background in

negotiation, commercial structuring, and deal closing



Familiarity with

Fixed Unit

business models is essential

Additional Requirements:



Will be based out of Monarch Properties LLC - UAE Office.

Fluency in

English.



Strong Selling, Negotiation & Presentation skills.
