MAINTENANCE FOREMAN (with knowledge in Electrical and Machineries)

Technical and Hands-On Duties:

Inspections and Diagnostics:

Regularly inspect facilities, structures, equipment, and systems (electrical, mechanical, plumbing, etc.) to identify maintenance needs, diagnose malfunctions, and initiate corrective action.

Preventive Maintenance:

Develop, implement, and monitor preventive maintenance programs for all structural, electrical, and mechanical systems to maximize equipment longevity and minimize downtime.

Repairs and Installations:

Oversee and, when necessary, perform highly skilled repair and installation work on a variety of systems, which may include:

Structural:

Carpentry, masonry, welding, roofing, and general building repairs.

Electrical:

Wiring, lighting systems, control panels, motor testing, and troubleshooting electrical issues up to relevant voltage levels.

Machinery/Mechanical:

HVAC, plumbing, pumps, compressors, hydraulic/pneumatic systems, and heavy equipment maintenance.

Blueprint Interpretation:

Read and interpret blueprints, schematics, wiring diagrams, and technical manuals to ensure work adheres to specifications and codes.

Safety and Compliance:

Safety Enforcement:

Ensure strict compliance with all health, safety, and environmental regulations and procedures (e.g., OSHA standards, lockout/tagout procedures).

Emergency Response:

Be available to respond to emergency maintenance requests or equipment failures, sometimes outside of normal working hours.

Quality Control:

Inspect completed work to ensure quality of workmanship and adherence to established standards and industry codes.

Supervisory and Administrative Responsibilities:

Documentation & Reporting:

Maintain accurate records of all maintenance and repair activities, material usage, labor costs, and work orders. Prepare reports for management on project status and performance metrics.

Inventory & Budget Management:

Estimate labor and material costs for projects, requisition necessary supplies and equipment, manage the spare parts inventory, and monitor expenditures against the budget.
