Maintenance Supervisor
Position Summary
The Maintenance Supervisor is responsible for overseeing and managing all maintenance
operations across the company's holiday homes. This includes corrective, preventive, and major
maintenance tasks, ensuring properties are always in top condition and guest-ready. The role
also focuses on improving team performance, developing maintenance standards, and
enhancing the overall condition of the properties.
Key Responsibilities
1. Property Maintenance & Upkeep
Ensure overall property condition is maintained to the highest hospitality standards.
Conduct routine inspections and audits of apartments and villas.
Identify improvement opportunities in maintenance processes, property assets, and
guest-facing areas.
Implement preventive strategies to minimize breakdowns and complaints.
2. Task Scheduling & Assignment
Review and schedule daily maintenance complaints (from guests, housekeeping,
bellboys).
Prioritize tasks: High priority for VIP, landlord stay, in-house or incoming guest issues.
Assign tasks to technicians via Hostaway, ensuring manpower, tools, and materials are
ready.
Coordinate with the Operations Supervisor for manpower allocation in case of high
workload.
3. Corrective & Preventive Maintenance
Manage corrective maintenance requests promptly with proper reporting.
Oversee preventive maintenance as per company standards (monthly, quarterly, semi-
annual, annual).
Supervise specialized tasks (AC servicing, plumbing, carpentry, drainage, electrical,
silicone/grouting).
Ensure all works are documented with before/after photos and checklists in Hostaway.
4. Team Leadership & Development
Lead, train, and mentor the maintenance team to improve skills and productivity.
Set clear performance standards and monitor compliance.
Guide technicians in problem-solving, safety compliance, and guest interaction.
Foster a culture of continuous improvement within the maintenance team.
5. Coordination & Integration
Liaise with Housekeeping to resolve issues detected during cleaning and check-outs.
Work with Guest Relations to resolve complaints quickly and professionally.
Notify Operations when units are ready for housekeeping or guest handover.
6. Reporting & Compliance
Maintain daily reports on complaints, completion status, and property inspections.
Track material and stock consumption, submitting weekly usage reports.
Ensure compliance with company standards, safety protocols, and SLA timelines.
Prepare monthly consolidated reports for management on property condition and
maintenance KPIs.
Key Skills & Competencies
? Strong technical knowledge in AC, plumbing, electrical, carpentry, and facility
management.
? Excellent leadership, team supervision, and coaching skills.
? Ability to prioritize and manage high-pressure guest-related tasks.
? Familiarity with property management systems (Hostaway preferred).
? Attention to detail with strong documentation and reporting ability.
