Skills Required:

At least 3 to 5 years' experience in the same position Trade Diploma in Electrical/Mechanical Proficiency in MS Office ( Excel, Work, Power Point and Outlook) Can understand and Communicate Well

Duties & Responsibilities:

Ensure all condition morning checklist are filled and submitted on time Ensure the tenant maintenance requests are carried out effectively. Conduct training to the staff where he feels the staff is not competent to carry out his duties To coordinate with supplier, MEP contractors, purchasing office to get quote/LPO/invoicing to carry out the work. Should be able to handle and deliver under pressure and exercise good judgement. Monitoring expenditures, identifying variance and taking corrective action Maintain safe and healthy working condition Eg maintaining power tools, tools, Ladder, PPE in good working condition Received work request from the Call Center and Maintenance Request form from the Security of the building, delegate and assign task to Maintenance/ Engineering, entered and approved in AMFM Systems. Follow up on work being performed by the Maintenance / Engineering Work force and ensure an effective completion. Prepare the daily maintenance report on tenant complaints and submit to Asst. Maintenance manager Report to Asst. Maintenance manager for any pending task in daily operations Assist and supervise the technician to communicate with tenant for any engineering queries
Attending meeting with tenants, arranging the apartment inspection coordinate with tenant as required

Trouble shoots on Mechanical and Electrical Equipment in case of shutdown and failure. To conduct and Monitor Preventive Maintenance Routine for Assets and Equipment's in the apartments (Daily, Monthly and quarterly and Annually basis) Submit the PPM report to Asst, Maintenance manager Maintain the facility as per local governing authority, to take necessary steps to prevent any deviation Check Mechanical, Electrical, Plumbing and Civil spares inventory to maintain the adequate stocks. Report to the Facilities Manager/ Asst Maintenance Manager on major breakdown, summary of activities and develop all periodic progress, Engineering/ Maintenance report as required. Assistance in monitor and concluding project in line with engineering directives.
Maintain and Monitor inventory of Materials and Equipment and to submit first week of every month

Inspect facilities periodically to determine problems and necessary maintenance
