The Listing Agent / Landlord Relations Specialist is a crucial role responsible for expanding the company's property portfolio by sourcing, securing, and managing high-quality real estate listings for sale and rent. This individual will act as the primary point of contact for landlords, building and nurturing long-term relationships to ensure a steady stream of exclusive and verified properties. They will be responsible for the entire listing process, from initial contact and property valuation to effective marketing and seamless coordination with the sales and leasing teams.
Key Responsibilities:
I. Listing Acquisition & Management:
Prospecting and Lead Generation:
Actively identify and pursue new listing opportunities through various channels, including cold calling, networking, referrals, market research, and direct outreach to property owners.
Landlord Engagement:
Initiate contact with potential landlords, present the company's services and value proposition, and build rapport to secure exclusive listing agreements.
Property Valuation & Analysis:
Conduct thorough market research and comparative market analysis (CMA) to accurately assess property values and recommend optimal pricing strategies for landlords.
Listing Documentation:
Prepare and collect all necessary documentation from landlords (e.g., title deeds, floor plans, NOCs, power of attorney) ensuring compliance with RERA/DLD or relevant Emirate regulations.
Property Showcasing:
Coordinate professional photography, videography, and virtual tours to present properties in the best possible light.
Listing Platform Management:
Accurately upload and manage property listings on various online portals (e.g., Property Finder, Bayut, company website) and internal CRM systems, ensuring all details, images, and prices are current and precise.
Marketing Strategy:
Develop and implement effective marketing strategies tailored to individual properties to maximize visibility and attract potential buyers/tenants.
Feedback & Reporting:
Provide landlords with regular, detailed feedback on property performance, market interest, and viewing results. Generate reports on listing activity, market trends, and competitor analysis.
Database Management:
Maintain an organized and up-to-date database of landlords, properties, and interactions within the CRM system.
II. Landlord Relations & Retention:
Relationship Building:
Cultivate and maintain strong, trust-based relationships with existing and potential landlords, acting as their primary point of contact for all property-related matters.
Proactive Communication:
Ensure consistent and timely communication with landlords, providing updates on market conditions, property performance, and any changes in regulations.
Conflict Resolution:
Address any landlord concerns, queries, or disputes promptly and professionally, seeking mutually beneficial solutions.
Contract Negotiation & Renewal:
Negotiate favorable terms for listing agreements and facilitate renewals, ensuring landlord satisfaction and retention.
Market Insights:
Provide landlords with expert advice and insights into the UAE real estate market, helping them make informed decisions regarding their investments.
Referral Generation:
Encourage landlord referrals for new business opportunities.
III. Collaboration & Compliance:
Internal Coordination:
Collaborate closely with the sales, leasing, marketing, and administration teams to ensure smooth operations, efficient lead allocation, and effective property promotion.
Compliance:
Ensure all listing activities and landlord interactions comply with RERA/DLD regulations, company policies, and ethical standards.
Market Knowledge:
Stay updated on local real estate trends, new developments, zoning laws, and relevant government regulations in the UAE.
Experience:
Minimum of [2-5] years of proven experience in real estate, specifically in listing acquisition, landlord relations, or property management in the UAE.
Demonstrated track record of successfully securing and managing property listings.
Language Skills:
Excellent written and verbal communication skills in English are essential. Proficiency in Arabic or other languages (Hindi, Urdu, Russian, Mandarin) is a significant advantage, given the multicultural nature of the UAE market.
Market Knowledge:
In-depth knowledge of the UAE real estate market, including property values, market trends, popular neighborhoods, and relevant regulations (e.g., RERA, DLD).
Sales & Negotiation Skills:
Strong persuasive, negotiation, and closing skills with a customer-centric approach.
Communication & Interpersonal Skills:
Exceptional communication, interpersonal, and rapport-building abilities to effectively engage with diverse landlords and stakeholders.
Organizational Skills:
Highly organized with excellent time management, multitasking, and attention to detail.
Tech Proficiency:
Proficient in using CRM software (e.g., Salesforce, Property Finder CRM), real estate portals, Microsoft Office Suite, and other relevant digital tools.
