About the Role:
Core Responsibilities:
Establish business relationships and network with the local / regional and international real estate, property development, leasing firms to explore mutually beneficial opportunities
Partner in strategizing the business plans for GMG\'s Business Units to gain an understanding of new projects / retail space requirements and to determine commercial viability
Perform due diligence and evaluate the property in coordination with GMG\'s Business Units to highlight any risks and ensure it is in line with GMG\'s requirements and standards
Carry out site visits and ensure that the team conducts visits on a regular basis, for the purpose of scouting for property acquisition opportunities for new store development / retail expansion
Ensure regular and effective communication with GMG\'s Business Units to gain an understanding of new projects / retail space requirements
Finalize and lead negotiations on leases and commercial terms with malls / retail site owners on behalf of GMG within the prescribed financial guidelines
Provide advice and develops correction action plans to the Senior Management and GMG\'s stakeholders for any exceptions in lease agreements to ensure seamless operations
Liaise with the Legal department to work out the legal aspects of the agreement seeking clarifications on legal, financial, and other commercial terms
Guide ongoing research on upcoming / available retail sites (new Shopping Malls, Store Sites, etc.) and related property information to prepare business case for property acquisition
Ensure that information related leasing is maintained and archived for the purpose of extracting the relevant data and presenting it to the Senior Management, whenever required
Maintain market intelligence and competitor activity analysis from a retail property development and business expansion
Keep abreast knowledge about leasing rates, leasing laws, changes in any rules and regulations, and communicates it with GMG\'s business units in a timely manner
Act a focal point of contact between GMG\'s business units and developers/landlords for leasing related matters
People Management
Define goals and key performance indicators for each member of the team and ensures effective implementation of the GMG\'s performance management process
Develop talent within the team by providing guidance, mentoring and coaching to achieve the defined goalsDrive a culture of feedback and coaching in the Business Unit/ Department by providing feedback on an ongoing basis, identifying development needs and coaching the employees on the areas of improvement
Education Qualifications
Bachelor\'s Degree in Business Administration
Master\'s degree in Business Administration is preferred
Experience
A minimum of 8 - 10 years of relevant experience with at least 4 years in a similar role
