About The Role
To source and secure new properties for business expansion across the Middle East in line with Group\xe2\x80\x99s direction and manage the existing retail portfolio to enhance performance
What You\xe2\x80\x99ll Be Doing
Strategic Roles and Responsibilities
Participate and support the Leasing Director in agreeing and enacting strategies for new store expansion, including priortising key target locations and leveraging key partnerships.
Support the Leasing Director in a strategic approach to portfolio negotiations for renewals, surrenders and early termination of Lease Agreements in line with the Group\xe2\x80\x99s strategy and direction.
Functional Roles and Responsibilities
Source and secure new retail opportunities across the Middle East and provide feasibility studies in line with business development objectives.
Work with key developers to secure retail space for existing and new to market ATI brands whilst securing the most favourable commercial and contractual terms.
Coordinate all aspects of retail leasing to enable a smooth transition from site selection to store opening, including the internal ROCI approval process through sign-off to Board Approval.
Conduct periodic analysis of the existing retail portfoilio within the region and propose brand replacement/reallocation to mazimise profitability.
Maintain an excellent knowledge of existing and future retail developments, retail trends and opportunities for future expansion.
Manage relationships with developers, property owners and all concerned government authorities.
Work closely with the internal commercial teams on brand expansion to ensure continued alignment/visibility on the location selection process.
Ensure all legislative and regulatory procedures related to retail leasing are rigourlesly adhered to.
Continuously review feedback and comments of BUs on allocated locations, identifying opportunities for improvement and ensuring any issues are addressed.
People Management Roles and Responsibilities
Prepare performance evaluation and appraisal reports of direct reports to assess subordinates productivity and progress and identify training needs of team members to improve efficiency and ensure conformity with standard procedures and practices
About You
Education/Certification and Continued Education
Preferably a University Degree in any discipline followed by a background or tertiary qualification in a Property Management discipline or long & varied experience in retail property.
Adventagous to possess an industry accredited certification like MRICS.
Years of Experience
Proven track record in the field of retail property, with a min of 5 -10 years experience in the Middle East, preferably with luxury retail property experience.
Knowledge and Skills
Excellent basic commercial and business acumen with excellent analytical and critical thinking skills.
Excellent influencing, interpersonal skills.
Excellent stakeholder management skills
Strong project management, planning, and execution.
The ability to organize, prioritize and own multiple tasks while meeting and/or exceeding deadlines
Strong verbal and written communication and presentation skills
MS Office
Languages
English proficiency. Arabic would be an advantage.
