Responsibilities: Marketing and Promotion: Develop and execute innovative marketing strategies to attract prospective tenants. Create compelling property listings and advertisements for online and offline platforms. Collaborate with the marketing team to enhance brand visibility and drive leasing traffic. Tenant Screening and Selection: Conduct thorough screenings of prospective tenants, including background checks and rental history verification. Showcase available properties to potential tenants and provide detailed information about each unit. Evaluate tenant applications against leasing criteria and company policies. Lease Negotiation and Administration: Negotiate lease terms and rental agreements with prospective tenants, ensuring compliance with legal requirements. Facilitate the completion of lease documents accurately and efficiently. Collect security deposits and rental payments in accordance with company policies. Tenant Relations and Customer Service: Address tenant inquiries, concerns, and maintenance requests promptly and courteously. Foster positive relationships with tenants to encourage lease renewals and referrals. Resolve tenant disputes and conflicts effectively, maintaining a high level of tenant satisfaction. Market Analysis and Research: Stay informed about local market trends, competitor activities, and rental rates. Analyze market data to optimize rental pricing and leasing strategies. Provide recommendations to management based on market insights and leasing performance. Team Collaboration: Work closely with property management, maintenance, and leasing teams to ensure seamless operations. Participate in team meetings to discuss leasing goals, performance metrics, and improvement strategies. Provide guidance and support to leasing agents and assistants as needed. Qualifications: Bachelor\'s degree in Business Administration, Real Estate, Marketing, or related field preferred. Proven experience in real estate leasing or property management, with a minimum of 3 years in a similar role. Strong knowledge of leasing principles, landlord-tenant laws, and Fair Housing regulations. Excellent communication, negotiation, and interpersonal skills. Proficiency in property management software and Microsoft Office Suite. Ability to thrive in a fast-paced environment and prioritize tasks effectively.
