Job Title: Leasing Consultant Division: Leasing & Commercial Department: Leasing Reports to: Team Leader-Leasing Location: Abu Dhabi PRIMARY PURPOSECapable Leasing Consultant to present and lease properties to prospective lessors. The goal is to scout potential clients, turn them into actual ones and achieve high occupancy rates. Building a competitive and profitable environment, a Leasing Consultant maximizes cost and achieves the company's business objectives. Leasing Consultant is responsible for leasing residential and commercial properties in Abu Dhabi, UAE scouting for landlords and tenants and making them sign lease agreements between each other. RESPONSIBILITIES Key Expectation: . Excellent communication skills and the ability to interact effectively with tenants and stakeholders to establish good relationships . Strong customer service skills including the desire to meet and exceed tenant expectations. . Highly self-motivated, career orientated team players with an energetic and enthusiastic approach to their work . Demonstrated ability to secure leases and provide sales leadership and training . Excellent problem solving and decision-making skills . Knowledge of the UAE market including all competitive properties, area and customer demographics and available media . Be organized and have the capacity to work under pressure and make deadlines . Presenting properties and provided amenities in a positive light to prospective tenants . Acting as a landlord for property owners and help them navigate the property market . Advertising available properties using a variety of media and promoting materials . Assist manager in developing and implementing effective marketing . Maintain a strong closing ratio . Run background checks on potential tenants to evaluate their credit status and Criminal records to determine if they are eligible to vacate a building . Utilize PSI Assets leasing expectations and procedures to warmly greet prospective clients, qualify, determine needs and preferences, professionally present the property and apartment homes, utilize feature/benefit selling, close the sale and follow-up . Answer incoming phone calls professionally and handle accordingly, whether the caller is a prospective client, a client, an internal Company team member or a vendor . Maintain accurate client records in accordance with PSI Assets Company policy Customer Service Orientation . Ensure professional communication with PSI Assets clients by presenting PSI Assets in the best image . Exceed Clients expectations by providing the best approach in meeting client's needs and requirements . Abide by PSI Assets code of conduct by appearing formal, elegant, and being professional all the time . Answering and responding to telephone inquiries and schedules site visits as per PSI Assets policy . Accompany buyers during visits to and inspections of the property, advising them on the suitability and value of the property they are visiting . To maintain SLA for response time and follow up with the client . Contacting leads immediately and meeting the client ASAP and providing a solution . All client communications need to be done through PSI Assets official number and follow email equities Knowledge Real Estate Knowledge: . Deep understanding of commercial & residential real estate industry . Strong capabilities in and deep understanding of financial demonstrating and market research . Monitor the property market to watch out for new and old properties up for sale . Sharing competitive knowledge with your teammates & superiors . Knowledge on comparing our services with competitors & assuring our standards above the market . Familiarity with Rules and Regulations applicable to real estate in a particular region (Abu Dhabi/ Dubai) like mortgage news, and general updates on the current market . Compares properties with similar properties that have recently sold in order to determine its competitive market price . Review advertisement on a weekly basis & assure the availability & the correctness of its contents . Publication of real estate news and has an advice section for both Clients and agents Project Knowledge: . Knowledge and up to date on projects' information/descriptions . Make sure to clearance of all project knowledge tests provided by PSI Assets Procedure . Sourcing the right prospect from the real estate market and convert them to a tenant . Generate lists of properties that are matching with tenants . Contact the daily assigned leads by the company . Qualify the tenants' requirements to match with the proper units in coordination with the listing team . Present properties and provided amenities in a positive light to prospective tenants . Determine the needs, living standards and economic viability of prospect customers . Confirm rental application data and personal references . Stay knowledgeable of the property market status . Provide information on all aspects of properties . Screening prospective tenants to ensure they meet eligibility requirements. . Advertise available properties using a variety of media and promoting materials . Ensure proper maintenance and inspect properties periodically . Recording and updating details of prospective and existing landlords and tenants into the computer database swiftly . Examining properties and informing maintenance staff of issues . Make sure that you reach before the client for any viewing appointment . Fill up the viewing undertaking form for every viewing and submit to line manager . Daily task reporting by email to your line manager . Enter all tenants lead generated by himself or herself through his/her network in system . Take all the client's feedbacks in consideration to provide them with the right apartment . Prepare multiple units so the clients can meet their expectations . Assisting new joiners with their training needs by showing how viewings are conducted and training them on the different types of properties available in the designated area . Negotiate leasing terms and conditions and close deals . Inspecting properties when tenants take occupation and vacate . Liaising with tenants to provide information and address their complaints and concerns . Accepting rent payments, security deposits, and other applicable fees Competitive Analysis . Pay attention to changes in the market rates, competitor analysis, upcoming projects, and amend the leasing strategy whenever required. . Compare a property with similar properties that have recently leased in order to determine it's competitive with the market price. . Compare our services with competitors & assuring our standards above the market . Sharing competitive knowledge with your teammates & superiors . Reviewing advertisement on daily basis & assuring the availability & the correctness of its contents Health & Safety . Not engage in any improper conduct that could endanger their own safety or health or that of anyone else. . Comply with relevant PSI Assets Policy and HSE policy and HSE procedures and AD ESHMS regulations, technical guidelines and code of practices, other applicable regulatory requirements, sector regulatory authorities including Civil Defense, Abu Dhabi municipality, Articles and decrees of Ministry of Labour, other UAE laws which are applicable during the course of performing work for on behalf of PSI Assets. . Protecting their own safety and health, as well as the safety and health of anyone who may be affected by their acts or omissions at work. . Ensuring that they are not under the influence of any intoxicant to the extent that they could be a danger to themselves or others while at work. . Participate in safety and health training offered by their Manager/Supervisor or from PSI Assets HSE personnel Performs other similar or related duties as required or assigned by management. QUALIFICATIONS & EXPIERENCEEducational Requirements / Qualifications: . Bachelor's Degree from a reputed University with attestation from MOFA UAE. . UAE Driving License (Must) .
