Job Description

Job Summary:
The Housing Supervisor oversees the daily operations of residential properties, ensuring safe, well-maintained, and compliant housing for tenants. This role involves managing maintenance staff, coordinating tenant relations, enforcing lease agreements, and ensuring properties meet health, safety, and regulatory standards.
Key Responsibilities:
1. Property Management & Maintenance

• Inspect properties regularly to ensure cleanliness, safety, and functionality.
• Oversee maintenance and repair work, including plumbing, electrical, HVAC, and structural issues.
• Schedule and supervise contractors, vendors, and maintenance staff.
• Ensure timely completion of work orders and preventive maintenance tasks.
• Monitor inventory of supplies and equipment.

2. Tenant Relations & Leasing

• Assist with tenant screening, move-ins, and move-outs.
• Address tenant concerns, complaints, and lease violations professionally.
• Enforce lease agreements, policies, and community rules.
• Conduct lease renewals and handle evictions when necessary.

3. Administrative & Compliance Duties

• Maintain accurate records of maintenance, inspections, and tenant interactions.
• Ensure compliance with local, state, and federal housing regulations (e.g., HUD, Fair Housing laws).
• Assist in budget preparation and monitor expenses.
• Prepare reports on occupancy, maintenance costs, and property conditions.

4. Safety & Security

• Implement emergency preparedness plans (fire, flood, etc.).
• Ensure security systems and access controls are functional.
• Address and report safety hazards promptly.
