We are looking for an experienced and detail-oriented

Financial Controller

with a proven track record in the

real estate and construction industry within the UAE

. The successful candidate will be responsible for overseeing all financial operations, ensuring

regulatory compliance

, managing

budgeting and financial planning

, and providing high-level analytical insights to support strategic decision-making.

Responsibilities:

Financial Reporting & Management

Lead the preparation of monthly, quarterly, and annual financial statements in accordance with IFRS and UAE regulatory requirements. Consolidate financial results across multiple real estate projects, entities, or SPVs. Ensure timely month-end and year-end closing of accounts.

Compliance & Regulatory Oversight

Ensure full compliance with

UAE VAT

,

Corporate Tax

,

RERA

, and other relevant regulatory bodies. Liaise with external auditors, tax advisors, and government authorities to ensure smooth audit and tax filing processes. Maintain robust internal controls and compliance procedures to mitigate financial and operational risks.

Budgeting & Forecasting

Lead the annual budgeting process, working closely with development, leasing, and property management teams. Analyze and monitor budgets against actuals; investigate and explain variances. Prepare detailed financial forecasts, scenario planning, and investment analysis reports.

Project & Investment Analysis

Oversee financial feasibility studies, ROI analysis, and performance reviews for new and ongoing real estate projects. Monitor project cash flows, cost tracking, and funding requirements.

Cash Flow & Treasury Management

Manage short and long-term cash flow forecasting and treasury operations. Optimize working capital, monitor loan covenants, and manage relationships with banks and financial institutions.

ERP & System Implementation

Oversee implementation and maintenance of ERP and accounting systems tailored to real estate operations. Ensure integration between finance and real estate operations systems (e.g., leasing, sales, property management modules).

Leadership & Team Management

Lead and develop the finance team to ensure high performance and alignment with company objectives. Establish and enhance financial policies, procedures, and reporting standards.

Qualifications:

Bachelor's degree in Accounting, Finance, or a related field (Master's degree preferred).

Recognized accounting qualification (e.g., CPA, ACCA, CMA, CA) is required.

7-10 years of finance experience

, with a

minimum of 5 years in a similar role within the UAE real estate sector

.

Deep understanding of

real estate accounting

, project development cycles, leasing revenue models, and regulatory frameworks.

Strong knowledge of

UAE VAT

corporate tax

IFRS

, and

RERA

compliance requirements.

Proficient in financial modeling, budget analysis, and project cost tracking.

Experience with ERP systems such as Yardi, SAP, Oracle, or similar platforms.

Strong leadership, communication, and stakeholder management skills.
