JOB PURPOSE:
  • Responsible for overseeing operation, maintenance and lead a team of contractors\', supervise the repair, testing, programming, reviewing drawings and documents; monitoring and maintaining department inventory; reviewing and authorizing department purchases. Preventative maintenance inspections of Electrical, Mechanical and HVAC systems that are part of the facility infrastructure. Support and coordinate with fitout team for onsite works
  • Follow up daily work progress /complaints for closure / assignment by using predetermined protocols

Job Context
  • Ensure operation and monitoring of all systems within the facilities in an efficient manner ensuring that all work is undertaken in compliance with the operating procedures, legislation and the codes of practice.
  • Conduct appropriately at all times and present an acceptable appearance while on site performing the duties of the position.
  • Perform and complete all assigned duties & responsibilities with vendor team supervision, as per agreed schedules.
  • Work closely with Building Operations staff to ensure smooth building operations.
  • To coordinate premises related woks and represent the facilities Department
  • Operation and maintenance of MEP, BMS, Housekeeping, Security & Surveillance systems.
  • Preparation of Preventive maintenance schedule as per the need of OEM, facility and environmental conditions.
  • Assist in Preparation of Scope of Work (SOW) , Standard Operations and Procedures (SOP\'s) & Service Level Agreements ( SLA\'s)
  • Monitor and Ensure KPIs are achieved
  • Controlling of facilities remotely (Remote Response Center) through data monitoring, analyzing, cause & effects with solution of defects / snags on line.
  • Operation and maintenance of Electro -Mechanical equipment\'s and soft services
  • Manage and monitor AMC\'s for all equipment and systems related to FM.
  • Preparation of due diligence / snag report of facilities with remedial actions and preparation of budget for the same.
  • Conduct Quality survey / audit of facility management services & present a report of the same with remedial actions as required.
  • Preparation of Predictive maintenance schedule to ensure the FM services meet the business\' operational needs.
  • Compliance, training and usage of best practices related to FM operations.
  • Prepare Management Report (MIS) of facilities -- Daily / Weekly / Monthly /Quarterly and Yearly
  • Assist in Costing / budgeting for operation of facilities.
  • Monitor and maintain the spending of actual operating expenses against the projected budgets.
  • Resource planning and implementation of same.
  • Selection of vendor manpower as per business requirements
  • Training / Team building and delegation of jobs with accountability.
  • Meeting and Adherence to all local statutory requirements
  • Capable of liaising with consultants service providers & contractors to ensure the stability of organization environmental services
  • To implement Values added services - Energy Management, thermography, water testing, lux level testing, air quality testing etc.
  • Respond to after office hour calls and or emergencies; manage multiple priorities and manage volatile and stressful situations
  • To communicate, interact and work effectively and cooperatively with all.
  • To contribute and align to company strategies, objectives and values.
  • Periodically send in suggestions / recommendation to improve service.
  • Support and coordinate with fitout team for onsite works
  • He shall be entrusted with additional responsibilities as required by the bank.
Qualifications

Minimum Qualifications:
  • Bachelor of Engineering -Mechanical / Electrical
  • Valid UAE driving license
Minimum Experience:
  • 12 years\' experience, of which is minimum of 5 years in UAE working as a team leader on similar projects
