Job Purpose

Monitor, coordinate, provide technical expertise and perform the activities of the Electrical Maintenance at ADNOC owned properties including Residential and VIP villas and other owned, leased properties within Abu Dhabi City and Ruwais City in order to achieve highest operational efficiency and long functional life. This includes design, plan, installation, operation, maintenance, expansion and up gradations of a variety of electrical/ electronic systems.

Job Specific Accountabilities (Part 1)

Operation and Maintenance Services
  • Provide technical guidance and monitor all the electrical maintenance activates of assigned subordinates, Hard FM Service provider and other related service related to building Operation and Maintenance and systems integrity as per defined service levels agreements (SLA), KPis specifications and operational Methodologies for ADNOC owned properties including office buildings and VIP staff\'s private accommodations in and outside Abu Dhabi city.
  • Prepare annual preventative and predictive maintenance programs for all electrical/electronic equipment and systems. Approves/amends periodic maintenance programs submitted by service providers, and correlates existing preventative maintenance schedules and plans with failure data and operating conditions. Makes appropriate recommendations to Senior Engineer for changes in schedule/plan. Includes auditing preventative and scheduled maintenance work carried out by service providers to ensure quality of work, use of appropriate spares, and timely accomplishment of work, in accordance with company policy and professional engineering standards
  • Analyse updated monthly/periodic program to determine extent of work planned and carried out, and investigates cases of delays in order to take appropriate corrective action. Includes examining performance and maintenance problems for a variety of equipment and ensuring technical assistance is provided to resolve problems.
  • Provide functional parameters to Supervisors of the Electrical Maintenance Section, guide their works in the preparation of annual preventative and predictive maintenance programs to ensure thtat such programs are carried out in accordance with manufacturer\'s recommendations and professional engineering standards, to enhance and maintain ADNOC assets and services.
  • Supervise/ ensure that operations and controls from BMS control rooms are smooth and meeting best engineering practices and standards and reporting the Non-conformities to Senior Engineer.
  • Perform inspections to ensure that concerned supervisors/contractors respond to occupant\'s routine maintenance requests; attend major non-routine maintenance making visits as necessary to investigate complaints, analyse malfunction causes and prepare job scope and requirements, includes supervising execution of maintenance works to ensure quality and expedient completion.
  • Arrange for inspection of ADNOC owned properties and VIP villas and other premises with the aid of appropriate checklists. Estimate time and regular costs required for maintenance/alteration of systems as needed. Specifies maintenance priorities and coordinates contractors\' allocation.
  • Coordinate, discuss and prepare proposal to modify/alter electrical to ensure efficient functioning and continuous availability.
  • Prepare plans for annual requirements of equipment, spares, provide advice and support to materials and stores personnel in the planning /procurement of spares. Prepare stock/non-stock items to ensure their timely availability and carries out inspection before acceptance of materials.
Job Specific Accountabilities (Part 2)
  • Review contractors\' quotations for petty works and recommends approval of rates. Checks contractors\' invoices for payment and submits recommendations to Senior Engineer for necessary action
  • Implement of PPM plan, PPM Checklists, Method statement and Risk assessment processes in O&M services.
  • Participate in Contractor\'s Performance Evaluations. Review Monthly Progress reports & Payment certificates from Service Providers.
  • Provide technical advice on layouts as/when requested by various Directorates; issue instructions for correct operations and installations, review drawings/sketches/reports; introduction of improvements and developments of operations in multi-disciplinary engineering services; providing technical proposals on replacement of obsolete equipment; up gradation of existing engineering installations; etc.
  • Prepare monthly/weekly/daily activity reports, includes highlighting activities/areas for improvement and preparing recommendations regarding overall condition of buildings, electrical equipment and level of maintenance service provided.
Modifications and Projects (Electrical Maintenance related)
  • Prepare feasibility reports, engineering drawings and cost estimates for additions, Alterations, expansion, modification of all Electrical and Electronics systems in accordance with company policy, manufacturer\'s specifications and best engineering practices.
  • Liaise with the Projects team within the division regarding ongoing and upcoming ADNOC projects related to electrical systems undertaken by them until completion of projects and taking over by Maintenance Department.
  • Participate /prepare technical specifications and scope of works to enable Procurement Services Division to develop contracts and issue tenders for annual/long term maintenance/installation requirements and in developing the maintenance requirement of new properties that are being handed over to Electrical maintenance section.
  • Implement Quality Management System via Method Statements, Risk Assessments, ITP, MIR, WIR, PTW, Material Submittals and Document Transmittals for Modification and minor project by service providers.
  • Implement LEED requirements for the modification works in ADNOC HQ.
Energy Saving
  • Participate in the implementation of Energy management system for Electrical systems as per the guidelines and method statement and continual monitoring of energy management action plans and Monitors its implementation.
  • Coordinate in Energy auditing and risk assessment survey for ADNOC properties and its group of companies and academic institutions.
  • Participate / prepare operation plan for different electrical systems to ensure that minimum energy consumption practice is implemented.
  • Participate / review tracking sheets for LEED O&M requirements and ensuring it that it is up to date for ADNOC HQ.
Job Specific Accountabilities (Part 3)

Civil Projects and Engineering Service Coordination (Electrical Maintenance related)
  • Participate / review various documents received from Civil Project unit such as: Concept design reports, Material submittals, Shop drawings, Testing & Commissioning Procedures, Asset register, As-built drawings and O&M Manuals etc. and provide necessary feedback/comments
  • Participate in Factory acceptance test (FAT), T&C, Training, Snagging and De snagging of all ongoing and upcoming projects with CP&ES and Ensure smooth handing and taking over process and monitor Electrical Supervisors for following the same.
Safety
  • Contribute to the operational efficiency, productivity and profitability of the organization by reducing accident, damage and financial loss.
  • Liaise with HSE Section and contribute in the evaluation of department related activities to identify hazards or risks and implements any necessary mitigation measures to ensure provision and maintenance of health and safe conditions.
  • Comply with ADNOC accountability framework requirements and ensure compliance with 100% HSE culture.

Internal Communications & Working Relationships
  • Frequent contacts with Engineers, Supervisors, contractors and consultants for matters related to maintenance, projects and other services. Maintaining contacts with Asset team for budgeting, payments and GPU regarding ITU & Procurement Services.
  • Regular contacts with Senior Quality and HSE Engineers for the Project Quality and HSE matters.
External Communications & Working Relationships
  • Regular contacts with service providers for the for Project Progress, Quality and HSE matters.
  • Maintaining contacts with local authorities, such as Water and Electricity Department and Municipality, to ensure uninterrupted services at all times. Has contacts with contractors for maintenance services contract agreement, contacts with all concerned for contracts follow-up and negotiation, and within Municipality, Town Planning, Civil Defence Department and ADDC, Du, Etisalat
Minimum Qualification

Bachelor Degree in an Electrical Engineering discipline.

Minimum Experience, Knowledge & Skills
  • 6 years\' professional experience in electrical maintenance works, in a large organization.
  • Experience in inventory control and budgeting
  • Knowledge of occupational hazards and safety precautions
  • Ability to plan and schedule daily and weekly work schedules for staff
  • The ability to communicate both in written and verbal form.
Professional Certifications

PMP/CFM Certificate (Preferable).

Work Condition, Physical effort & Work Environment

Physical Effort

Work involves standing, walking and climbing up to 20% of working time while conducting inspection tours.

Work Environment

Normally A/C environment with exposure to prevailing weather conditions such as heat and humidity up to 15% of working time.
