Job Description

The Director of Rides Maintenance and Facilities Management is in charge of ensuring operational availability and efficient and safe operation of Miral Experiences Rides. The role is also responsible for Facility Asset Management across all Miral Experiences properties. You will be also responsible for the overall maintenance plan for rides, attractions and facilities, develop and manage the budgets, implement a long-range rehabilitation program (5-10-year master plan). Meet divisional goals and metrics, including ride uptime which is a critical factor of guest satisfaction. Manage contract performance of strategically outsourced hard and soft services, participate in RFPs and oversees project work. Explore new technologies and improvements on the equipment to be fit for purpose, up to date and cost efficient and also lead and motivate a large team of technical experts. You job responsibilities will also include the following: Assist in the development and maintenance of the Preventive Maintenance Plan for rides, attractions, and facilities to extend the natural life of Company assets and keep unplanned downtime to a minimum while minimizing disturbance to operations, ensuring business continuity and efficiently managing costs. Develop and manage Maintenance and Facilities Management annual operating budget in line with Company overarching strategy, including Labour, Supplies, Spare Parts, and Capital Expense. Develop and implement long range rehabilitation program (5-10-year master plan). Provide operational design input to Park Designers, Architects and Engineers to ensure the most efficient and maintainable facilities are designed and coordinate the Design Change Request (DCR) process to ensure operational design improvements are included all projects. Effectively and efficiently plan, direct and manage the mobilisation of facilities management outsourcing across all entities of the business: timely and compliant resource ramp up, respect of timelines and standards, quality and value money. Motivate and lead Colleagues, driving high performance while maintaining wellbeing. Accountable for the ongoing Direction, development and Management of Tier 1 contractors in the successful delivery of a full complement of hard and soft services, ensuring adherence to contracted KPI and SLA. Chair regular business & performance reviews with tier one service providers and tier 2 contractors to discuss and resolve challenges. ensure objectives are met and drive continuous improvement. Develop, standardize, assess, and review department processes, policies, procedures, forms, and reference documents to structure the department and assist Colleagues in their operational needs. Ensure all relevant systems of work, including SOP's, Risk Assessments, Method Statements and Training Records are fit for purpose, up to date and of a standard that is industry leading and auditable. Develop and achieve department and Company objectives, action plans and key performance indicators to support the Company Balanced Scorecard approach in achieving the Executive Strategic Plan including operational readiness and ride uptime KPIs. Establish and implement controls and risk management targeted at increasing operational/cost efficiency, improve management information, ensure compliance, improve/standardize service delivery, increase internal/external customer satisfaction and safety. Promote and maintain the highest standards of Health, Safety & Environmental Management and ethical employment and treatment of internal and contracted workforce. Follow and enforce all Standard Operating Procedures to exceed the operational requirements and ensure Guests always receive the highest standards of quality and service. Enforce and adhere to all UAE laws, Health, Safety & Environmental policies, industry and Company rules and regulations, reporting any safety concerns or incidents to management to minimize risk and maintain a clean safe and hygienic environment for all Guests and Colleagues. Monitor contractors' compliance with established procedures, fair labour standards and general welfare, identifying areas of risk / breach applying appropriate corrective actions in remedy. Maintain contractual records and documentation and control of all contract correspondence, information sheets, status reports and other documents for all activity streams. Responsible for maintaining & renewal of all operational licenses (Trade, Commercial, Central Bank, Securities, etc.). Manage emergency situations that may arise to minimize possible damage, loss or injury to any Guests, Colleagues or Company property. Comply with ISO standards to drive and improve business excellence through monitoring, measuring, analysing performance, and taking corrective or preventative action. Aid with exclusive use events when needed, and to assist in the preparations of facilities for special functions, themed evenings, etc. to contribute to the success of the Company. Identify, procure, and oversee implementation of Computerized Maintenance Management System (CMMS) for use in the park and subsequent developments. Conduct periodic competition checks and/or benchmarking to gain learning and make improvements to enhance business performance. To be considered for this role, you will need to have: 10 years working in Theme Park / Roller Coaster Rides Maintenance management role at both strategic\leadership and tactical level Previous Facilities Management experience 5 years' outsource management experience University Degree in Engineering Ride Maintenance experience Electrical/Mechanical background Strong technical skills (rides and facilities) Strategic Thinking Strong Guest / Client focus; solution oriented Leadership abilities to motivate team members and partners Ability to effectively and accurately project manage complex contractual arrangements Robust organizational & resource planning, operational efficiency, and stakeholder management ability Partnering skills; ability to build effective working relationships Clear and concise presentation skills (verbal and written) Solid financial acumen Highly adaptable Must be proficient in MS Word, Excel, and computerized maintenance system (CMMS). Desirable: Ability to apply analytical skills to data collected within maintenance and procurement to produce maintenance and procurement strategies Ability to leverage scale to drive efficiency and build scalable organizations to support new projects Water Park Maintenance experience
