Position Summary: The Development Manager is responsible for overseeing and managing property development projects from inception through to completion and handover. This role requires end-to-end project ownership, ensuring projects are delivered on time, within budget, and to the highest quality standards, while navigating the specifics of the Abu Dhabi market. Key Responsibilities:
Manage the entire property development lifecycle, including feasibility studies, concept development, design management, obtaining authority approvals, overseeing marketing and sales/leasing efforts, and project handover.
Take full ownership and accountability for assigned development projects.
Develop and manage project budgets, cash flows, financial reporting, and ensure project profitability utilizing Estate Master or equivalent.
Lead and coordinate project teams, including consultants, contractors, and internal stakeholders.
Interface with relevant government authorities and ensure compliance with all Abu Dhabi regulations and procedures.
Monitor project progress, identify risks, and implement mitigation strategies.
Oversee the final stages of project completion, including testing, commissioning, and handover to clients or asset management teams.
Prepare regular progress reports for senior management.
Contribute to the continuous improvement of development processes and standards.
Required Qualifications & Experience:
Bachelor's degree in Engineering (Civil, Architectural), Architecture, Real Estate Development, Construction Management, or a related field. A Master's degree is a plus.
Minimum 7-10 years of progressive experience in property development, with a proven track record of managing and delivering complex projects (residential, commercial, mixed-use) from start to finish.
Essential: Demonstrable experience and in-depth understanding of the Abu Dhabi real estate market, including planning regulations, authority approval processes (ADM, DPM, etc.), and local construction practices.
Strong financial acumen with experience in managing project budgets, feasibility analysis, and cash flow forecasting.
Excellent project management skills and proficiency with relevant software (e.g., MS Project).
Strong leadership, negotiation, and interpersonal skills.
Excellent written and verbal communication skills in English; Arabic is an advantage.
