Job Title: Cost Controller - Interior Fit-Out Contracting

Job Summary:



The

Cost Controller

will oversee all financial aspects of interior fit-out projects, ensuring cost efficiency, accurate budgeting, and profitability. The role requires

strong market knowledge of UAE pricing

, subcontractor/vendor negotiation skills, and hands-on experience in cost tracking, procurement, and financial reporting for high-end fit-out projects.

Key Responsibilities:1. Cost Estimation & Budgeting:



Prepare detailed

cost estimates

for interior fit-out projects (residential, commercial, hospitality). Analyze project BOQs (Bills of Quantities), drawings, and specifications to ensure accurate budgeting. Monitor

material, labor, and subcontractor costs

against approved budgets.

2. Procurement & Vendor Management:



Source and negotiate with

local suppliers, subcontractors, and vendors

for competitive pricing. Maintain a database of

UAE market rates

for materials (MEP, joinery, finishes, etc.) and labor. Evaluate supplier/subcontractor quotations and recommend cost-effective options.

3. Cost Monitoring & Reporting:



Track

actual vs. planned costs

and identify variances. Prepare

weekly/monthly cost reports

for management, highlighting risks and savings. Ensure compliance with

project financial KPIs

and profitability targets.

4. Change Order & Variation Management:



Assess and validate

client/variation orders (VOs)

for financial impact. Negotiate VO claims with clients and subcontractors to protect margins.

5. Financial Analysis & Risk Control:



Conduct

cash flow forecasting

and cost-to-complete projections. Identify

cost overruns

early and recommend corrective actions. Ensure adherence to

contractual terms

to avoid penalties.

6. Coordination & Communication:



Liaise with

project managers, engineers, and QS teams

to align cost controls. Present cost reports to senior management with actionable insights.

Required Skills & Qualifications:



Education:

Bachelor's degree in

Quantity Surveying, Civil Engineering, or Finance

.

Experience:

5+ years in

cost control

within UAE/GCC

interior fit-out/joinery contracting

.

Technical Skills:

Proficiency in

CostX, Planswift, AutoCAD (for BOQ extraction), and MS Excel (advanced)

. Familiarity with

FIDIC contracts

and fit-out project lifecycle.

Market Knowledge:

Strong awareness of

UAE material pricing, subcontractor rates, and procurement practices

.

Soft Skills:

Excellent

negotiation, communication, and analytical skills

. Ability to work under tight deadlines with

attention to detail

.
Job Types: Full-time, Permanent

Pay: AED5,000.00 - AED8,000.00 per month
