Contract Manager -- Building Refit, Industrial Construction & Facilities Management

Location: Dubai, UAE?

Type: Full-time?(Monday-Friday 10:00am - 06:00pm)

We're hiring a Contract Manager to own the full contract lifecycle for building refits, industrial area works, and FM--from pre-contract/tender through delivery, variations, handover, and steady-state operations.

What You'll Do

Pre-Contract / Tendering

o? ?Develop procurement strategy

o? ?evaluation matrices

o? ?manage pre-qualification

o? ?Lead commercial assessments, value engineering, and negotiations to award.

Contracting & Delivery (Post-Contract)

o? ?Administer contracts: change orders/variations, *claims/entitlements, and extensions of time.

o? ?Track cost, schedule, quality; certify interim payments, and close-out.

o? ?Coordinate with authorities (Dubai Municipality, Civil Defense, utility providers) to secure permits and approvals.

o? ?Maintain robust risk registers and documentation.

Facilities Management (FM) & Operations

o? ?Set and monitor KPIs

o? ?Drive contractor performance, warranties, and defect liability resolution; manage handover (manuals*, snagging, data).

Governance & Reporting

o? ?Produce board-ready commercial reports (commitments, forecast-to-complete, cash flow, risks).

o? ?Ensure compliance with company policy, UAE law, and insurance requirements.

What You Bring

o? ?5-10+ years in contract/commercial management across refit/fit-out, industrial projects, and FM(UAE/GCC preferred).
o? ?Strong command of cost control, variations/claims, and dispute avoidance.

o? ?Advanced Excel .

o? ?Confident negotiator; organized, deadline-driven, and calm under pressure.

o? ?Fluent English; Arabic is a plus. UAE driving licence preferred.

Bonus Points

Project & reporting tools: Microsoft Project, Smartsheet, and advanced Excel. Design & visualization: SketchUp, AutoCAD, Revit; V-Ray; 3ds Max; Adobe CC (InDesign, Illustrator). Experience with developers, industrial parks, or mission-critical facilities.
