We're looking for a Commercial Manager to join our Team in Abu Dhabi!
Job Summary:
The Commercial Manager (CM) is responsible for leading all commercial aspects of a construction project, from contract award to final account. This includes managing the Quantity Surveying (QS) team, ensuring cost control, contractual compliance, procurement integrity, and commercial risk management. The CM plays a critical role in maximizing project profitability, protecting company interests, and ensuring the timely recovery of payments and release of guarantees.
Duties and Responsibilities:
Contract Management
Review and manage the main contract
Ensure compliance with contractual obligations and timelines
Prepare, submit, and negotiate variations, claims, and extension of time (EOT) requests
Support dispute resolution and ensure records are maintained to substantiate claims
Prepare and manage Subcontract agreements
Ensure all commercial documentation is properly filed, closed, and handed over
Cost & Budget Control
Prepare and monitor project budgets and forecasts
Track actual costs against budget (cost-to-complete, cost-to-date)
Lead the monthly cost/value reconciliation (CVR) process and margin reviews
Identify and report on deviations, risks, and commercial opportunities
Lead the preparation of final accounts with both client and subcontractors
Reconcile actual costs vs. budget and extract commercial lessons learned for future projects
Capture and maintain project cost data to support internal benchmarking and future bid preparation.
Team Management
Directly manage and mentor the project's Quantity Surveying (QS) team.
Allocate tasks, review outputs, and ensure team deliverables align with project milestones.
Foster a high-performance, accountable team culture
Valuations & Payments
Prepare & Submi interim payment applications and final accounts for the client
Review, approve, and certify subcontractor valuations and payment certificates
Ensure timely and accurate invoicing and certification processes
Maintain a schedule of retention balances, including release dates for partial and final retention per contract
Ensure all retention and guarantee release conditions are tracked and proactively met (e.g., handover dates, defect liability period expiry, consultant approvals)
Coordinate with the QS team and finance to follow up on timely collection and release of: APG, PB, Tender Bonds, Retention Bonds)
Maintain a clear tracker of guarantee and retention expiry dates to avoid unnecessary bank charges or late follow-ups
Change & Variation Management
Identify and quantify changes to scope.
Submit timely variation claims to the client.
Track approvals and ensure commercial recovery
Client & Stakeholder Liaison
Represent the commercial interests of the Company in meetings
Provide commercial support to the Project Manager and other stakeholders
Collaborate with legal, finance, and planning departments as needed
Degree in Quantity Surveying, Construction Management, or related field.
Minimum 15-20 years of experience in commercial roles within a main contractor, leading QS team.
Strong leadership, negotiation, and communication skills.
In-depth knowledge of contract forms (FIDIC, UAE Regulation).
