Job Summary: The Project Manager is responsible for all phases of project approval (Municipalities) and completion of projects on time and within budget. Oversee Construction Manager(s) progress on the project including but not limited to weekly meetings.

Essential Job Functions: Coordinate with the architect, engineer, and other vendors through the concept/design process. Work with the Owner/Developer during the design to ensure we get sign offs on all plan & specifications related items. Take control and coordinate all approvals/permits needed for the project and work with the different vendors to make sure all items are met to keep the project on schedule. Host weekly calls with all involved parties during the design/approvals process to ensure the project is meeting schedule. Work with subcontractors to answer any questions they may have on the plans/spec Deliver contact information for all contracted subcontractors to the Construction Manager for scheduling and other contact purposes. Notify all subcontractors of their estimated start date. The Construction Manager is responsible for scheduling subcontractors by week but not responsible for notifying subcontractors weeks out on when they will be expected to start. Have daily phone calls with the Construction Manager to make sure any questions are answered, and the job is meeting schedule and budget. Have a minimum of 2 weekly site visits per project. Deliver and choose location for Project Camera that will need to be live streamed to Procore. Help the Construction Manager work through any jobsite problems that occur. Assist Construction Manager with any municipality related issues such as delivering checks for fees, submitting drawing details, getting permits released, etc. Work with the Construction Manager for any jobsite changes that will result in a budget or schedule change. Alert Director of Construction of any jobsite issues that result in a budget change or schedule change. Report any materials that have been sent back to suppliers by the Construction Manager to the Project Accountant. Ensure the Construction Manager is completing all the required daily logs and photos. Use the Task tool in Procore for any non-schedule related tasks needed to be completed by the Construction Manager. Use the Punch List tool in Procore for any punch list items needed to be completed by the Construction Manager. Work with Project Accountant monthly to approve all invoices being submitted. Work with the Owner/Developer at project CO to get a punch list and receive a final project sign off. Work with the necessary subcontractors at job closeout to assemble all warranty and O&M manuals and put together a closeout package for the Owner/Developer.

Essential Qualifications: 10 years' experience in the construction industry with a focus on commercial properties including retail, office, schools, and hotels. Experience working for a developer is preferred. Bachelor's degree in construction management, engineering, or other related discipline or equivalent experience. Understanding of jurisdictional processes required to obtain all necessary permits and entitlements Must spend a substantial amount of time on construction sites monitoring and reporting on activity. Must manage more than one project at a time, handling conflicting priorities. Must be able to maintain a positive and productive work attitude and a team orientated mind-set Exceptional leadership qualities and communication skills with the ability to maintain good relations with employees, supervisors, governmental agencies, and clients Ability to successfully manage cross functional relationships while ensuring accountability for deadlines and commitments Strong ability to problem solves while not sacrificing project goals Must radiate a high level of contagious energy, never complacent or content with status-quo Ability to proactively identify critical path tasks and, without exception, execute on those tasks Effective communication, cooperation, and conflict resolution skills Ability to maintain a focus on both the big picture and the details Must be able to travel to various project locations on a regular basis PC proficiency to include (but not limited to) Microsoft Office applications (Word, Excel, Outlook, etc.) Proficiency with Microsoft Project or other Project Planning/Tracking software preferred
