Department: Fit-Out /Miscellaneous civil projects

Role Purpose

Lead and deliver interior fit-out projects (offices, retail, F&B, clinics, and small structural works) from design coordination and authority approvals through site execution and handover. The role requires active Dubai Municipality (DM) G+1 approval and strong technical expertise in 2D/3D drafting and modeling tools for design coordination and execution.

Key Responsibilities

1) Design & Pre-Construction

Review IFC/design drawings, specs, and scope; raise RFIs and value-engineering proposals. Prepare/coordinate shop drawings, method statements, ITPs, and material submittals in line with Dubai Building Code (DBC) and project requirements. Validate structural openings, loadings, and any minor civil alterations within G+1 limits; coordinate with structural designer as required. Develop look-ahead programs with PM; sequence trades (civil, MEP, joinery) to suit mall/tenant timelines. Assist QS in BOQs, take-offs, and change-order support.
2) Authority Approvals & Stakeholder Coordination

Lead submissions and clearances on DM portals for G+1 scope; ensure compliance and timely inspections. Liaise with all the relevant authorities Maintain logs of permits, NOCs, and inspection requests; close comments swiftly.
3) Site Execution & Quality

Lead site supervision for partitions, ceilings, screeds, raised floors, finishes, doors/ironmongery, wet areas, and minor structural works. Enforce method statements, ITPs, and QA/QC benchmarks; conduct material inspections and MIR/WIR close-outs. Interface daily with MEP and joinery to resolve clashes; ensure tolerance control and finish quality. Monitor subcontractor productivity, site logistics, and housekeeping; drive weekly progress vs. program.
5) Testing, Commissioning & Handover

Prepare snag lists and track close-out, coordinate T&C with MEP for ceilings, wet areas, and penetrations. Compile as-built drawings, O&M manuals, warranties, and authority completion certificates. Support final inspections with clients, consultant, DM/DCD, and mall management.
Minimum Requirements (Must-Have)

Active DM Approval: Civil Engineer (G+1) valid and transferable; DM ID/approval number to be provided at interview. UAE Fit-Out Experience: 2-5 years in civil/fit-out execution within Dubai (offices, Villas, Schools, retail, F&B, healthcare preferred). Authority Handling: Proven track record with DM submissions, DCD approvals, and building/mall management NOCs. Software: AutoCAD (advanced), MS Project or Primavera (basic to intermediate), MS Office; Revit exposure is a plus. Education: B.E./B. Tech in Civil Engineering (or equivalent). Memberships: Society of Engineers - UAE (preferred/registrable). License: Valid UAE driving license (Mandatory) Languages: Strong English, Hindi
Competencies

Detail-oriented fit-out know-how (buildability, tolerances, sequencing, finish standards). Strong stakeholder/authority communication and negotiation skills. Planning & risk foresight for fast-track interiors. Problem-solving under time pressure; proactive RFI management. Team leadership with subcontractor control and clear site instructions.
