Key Responsibilities

• Develop detailed financial models and feasibility studies for Build-to-Suit (BTS) and industrial development projects.
• Assess project viability by analyzing CAPEX, OPEX, ROI, and IRR, ensuring financial sustainability and alignment with business objectives.
• Evaluate and structure commercial proposals, lease models, and investment returns for prospective projects.
• Support technical assessment activities including site due diligence, design feasibility, and coordination with engineering and development teams.
• Assist in negotiations related to lease terms, contracts, and project scope in collaboration with finance, legal, and project management functions.
• Prepare reports, presentations, and project trackers for management and stakeholder review.
• Support business development efforts by preparing customized BTS proposals and client presentations.
• Coordinate between cross-functional teams to ensure smooth project execution and information flow.
• Monitor project progress, budgets, and schedules, identifying issues and proposing corrective measures.
• Contribute to PMO governance, implementing best practices and tracking project performance metrics.

Ideal Profile

• Bachelor's degree in Finance, Economics, Real Estate, or Engineering. Master's degree or CFA qualification preferred.
• 5+ years of experience in financial modelling, investment analysis, or project management within real estate, logistics, or industrial sectors.
• Strong analytical skills with proficiency in Excel-based financial modelling.
• Working knowledge of feasibility analysis, lease structuring, and investment return metrics (ROI, IRR, NPV).
• Familiarity with free zone operations and industrial development practices in the UAE.
• Excellent communication and stakeholder management abilities.
• General understanding of legal processes and contract management.
• Strong multitasking, organization, and presentation skills.
