Authorities Consultant (development)

Job Description

The Authorities Consultant (Development) is responsible for managing all authority-related submissions, approvals, and compliance requirements across development projects. The role ensures timely coordination with government entities, regulatory bodies, internal teams, and external consultants to secure necessary permits and approvals during the design, construction, and project registration stages. Prior experience within real estate development companies is essential.

Key Responsibilities:



1. Authority Approvals & Compliance



Manage, prepare, and submit approval packages to all relevant authorities, including but not limited to: Dubai Municipality (DM) Dubai Development Authority (DDA) Dubai Health Authority (DHA) Roads and Transport Authority (RTA) Nakheel Dubai Land Department (DLD) Real Estate Regulatory Agency (RERA) Other free zone and government entities as required Track, follow up, and secure approvals within required timelines. Ensure all project documentation complies with local regulations, codes, and authority standards.

2. Project Registration & Marketing Approvals



Prepare and coordinate submissions for project marketing approvals. Handle overall project registration processes with DLD, RERA, and other relevant bodies. Ensure accuracy and compliance in all documents related to sales, escrow, and public project announcements.

3. Coordination & Stakeholder Management



Liaise with internal development, design, legal, and construction teams to gather and validate information for submissions. Coordinate with external consultants, contractors, and specialists to ensure authority requirements are incorporated into design and project documentation. Act as the central point of contact for authority-related communication.

4. Issue Resolution & Support



Identify, escalate, and resolve authority-related issues that may impact project timelines or compliance. Provide continuous support to project teams during design and construction phases regarding regulatory requirements and approvals. Advise on authority processes, procedures, and expected timelines.

5. Documentation & Reporting



Maintain accurate records of all submissions, approvals, correspondence, and authority requirements. Prepare periodic status reports and update management on progress, risks, and required actions. Track procedural changes and regulatory updates, implementing adjustments as needed.

Qualifications & Experience

:

Bachelor's degree

in Engineering, Architecture, Urban Planning, or related field.

Mandatory experience working within real estate development companies

in the UAE.

Strong knowledge of Dubai authority procedures

(DM, DDA, DHA, RTA, Nakheel, DLD, RERA, etc.).

Familiarity with Abu Dhabi compliance and submission procedures

is a significant advantage. Minimum

2-3 years of relevant experience

, preferably in mixed-use, residential, or commercial developments. Proven ability to manage multiple submissions and approvals simultaneously.
