The Assistant Manager - Strategic Real Estate Advisory plays a core analytical role within the strategic consultancy function, supporting the delivery of market research, highest and best use studies, and development feasibility assessments. The role is research-driven and focused on producing robust, defensible analysis that informs strategic and investment decision-making. The position requires strong quantitative skills, structured thinking, and the ability to convert complex market data into clear strategic insights under the guidance of the Senior Manager.
KEY ACCOUNTABILITIES & ACTIVITIES
Key Activities
Undertake detailed market research covering demand-supply dynamics, sector performance, pricing, occupancy, and competitive benchmarking across real estate asset classes.
Support the preparation of feasibility studies including development assumptions, phasing, risk assessment, and sensitivity analysis.
Contribute to highest and best use (HBU) analysis by evaluating planning, market, financial, and development constraints and opportunities.
Maintain structured research databases and ensure consistency and accuracy of market inputs.
Assist in drafting advisory reports, ensuring outputs are logical, data-driven, and aligned with strategic objectives.
Financial & Analytical Responsibilities
Build and maintain financial models including development cash flows, IRR, NPV, and scenario testing.
Test multiple development and investment scenarios and clearly articulate financial outcomes.
Support sensitivity analysis on key variables such as rents, pricing, costs, absorption, and yields.
Ensure assumptions are market-supported and internally consistent across reports and models.
Project & Stakeholder Support
Support the Senior Manager in managing project timelines, deliverables, and internal coordination.
Liaise with internal teams to source data and ensure integrated advisory outputs.
Participate in client discussions where required, supporting the presentation of research findings and feasibility conclusions.
Research & Knowledge Development
Conduct primary and secondary research including site visits, interviews, and data validation.
Track market trends, policy changes, and macroeconomic indicators relevant to real estate strategy.
Contribute to internal research papers, sector updates, and thought leadership materials.
JOB SPECIFICATIONS
Education, Skills & Experience Requirement
Bachelor's degree in Real Estate, Urban Planning, Economics, Finance, or a related discipline.
4-6 years of experience in real estate advisory, research, feasibility analysis, or strategic consulting.
Strong market research and analytical capability with attention to detail.
Advanced Excel-based financial modelling skills and strong PowerPoint/report-writing ability.
Ability to work across multiple assignments, manage data rigorously, and deliver under deadlines.
