Job Description

The Asset Manager - Construction is responsible for overseeing and optimizing the lifecycle of physical assets within a construction development portfolio. This includes managing asset acquisition, performance, maintenance, and disposal to ensure value creation, regulatory compliance, and alignment with organizational goals.

Key Responsibilities:

Develop and implement asset management strategies for building and infrastructure projects. Monitor the performance of construction assets including buildings, equipment, and infrastructure. Collaborate with project management and operations teams to ensure asset-related risks and costs are effectively managed. Maintain accurate asset registers and ensure data is up-to-date using CMMS or CAFM systems. Plan and oversee lifecycle maintenance, replacements, and upgrades of key assets. Ensure compliance with UAE laws, municipal regulations, and health and safety standards. Analyze asset performance data to identify trends, forecast lifecycle costs, and recommend improvements. Participate in budgeting and financial forecasting related to capital assets. Support due diligence and valuation efforts during asset acquisitions or disposals. Liaise with finance, procurement, legal, and construction teams to align on asset strategy. Prepare reports for senior management on asset health, ROI, and utilization.

Qualifications:

Bachelor's degree in Engineering, Construction Management, or related field. Asset Management Certification (e.g., IAM, ISO 55000, or RICS) is a plus. PMP or relevant project management certification is desirable.

Experience:

7+ years of relevant experience in asset management, preferably in the construction sector. Proven experience in managing construction or infrastructure assets in the GCC or UAE. Strong understanding of UAE regulations, building codes, and asset lifecycle strategies.

Skills & Competencies:

Strong analytical and financial modeling skills. Familiarity with asset management software (e.g., Maximo, Archibus, Planon). Excellent communication and stakeholder management abilities. Strategic thinking with attention to detail. Strong organizational and problem-solving capabilities.
