Carry out preventive, corrective, and breakdown maintenance of all types of air conditioning systems -- Split, Ducted Split, Package Units, FAHU, AHU, VRF, and Window units.
Inspect, clean, and service coils, filters, drain lines, fan motors, and condensers.
Ensure proper functioning of thermostats, relays, sensors, and control systems.
2. Troubleshooting & Repair
Diagnose faults in compressors, electrical circuits, control systems, and refrigerant lines.
Repair or replace defective components such as contactors, capacitors, compressors, and fan motors.
Perform leak testing, refrigerant recovery, and gas charging as per safety standards.
3. Preventive Maintenance
Execute scheduled preventive maintenance as per checklist and company standards.
Record system parameters (ampere, voltage, suction/discharge pressure, temperature).
Report abnormalities or potential failures to the FM Supervisor or Engineer.
4. Installation & Commissioning
Install, align, and commission new air conditioning systems including piping, ducting, and wiring connections.
Pressure test and vacuum the system before charging with refrigerant.
Ensure all installations comply with safety and manufacturer standards.
5. Control & Electrical System Works
Check and calibrate thermostats, pressure switches, and control relays.
Carry out wiring, termination, and electrical fault finding related to HVAC systems.
Coordinate with the electrical team for power supply and panel board issues.
6. Chiller & Pump System Support
(if applicable)
Assist in maintenance of chilled water systems, pumps, and control valves.
Monitor chilled water pressure, temperature, and flow readings.
7. Safety & Compliance
Follow all company HSE policies and safe work practices during maintenance and gas handling.
Use appropriate PPE and follow lockout-tagout (LOTO) procedures when required.
Ensure compliance with local authority and manufacturer standards.
8. Documentation & Reporting
Maintain accurate service records, maintenance checklists, and job completion reports.
Inform supervisor of material requirements, system condition, and client feedback.
9. Coordination & Team Support
Coordinate with other FM teams (Electrical, Plumbing, Civil) for integrated maintenance activities.
Support Facility Engineers and Supervisors in inspections and client meetings when required.
10. Emergency & On-Call Support
Attend emergency breakdown calls promptly and ensure minimum downtime.
Provide after-hours support as per duty roster or management instructions.
